Beautiful community with well-appointed amenities. We enjoy our neighbors, the golf course, the gyms and pools. We have an amazing, hard-working HOA president and a Board that words equally hard to maintain the grounds, the courses, and ensure residents adhere to the rules. We absolutely LOVE this community and are so happy we discovered it!

This is a wonderful place for stress free living. The houses are beautiful and the grounds quite well kept up. Not perfect but pretty darn good. You should enjoy communal type living: lots of social clubs; friendly neighbors; clean streets; a homeowners association that may or may not agree with your every desire. Yet, lots of people keep happily to themselves and there is no pressure to get involved if you don’t want to. Some folks seriously do not want to have communal rules— they become unglued with the thought that they actually have to stop at a stop sign. I would say that 95% of the owners are very, very pleased. A few are miserable and very noisy about it. I am mystified why they don’t move to a stand alone house without the community aspects. No one is keeping them here. Very reasonable HOA dues...half the amount of my condo in LA which basically provides nothing and we get so much here for our money.

The HOA has a list of color approved options. Along with any other home concerns.
All club houses and the amenities. ( fitness centers, tennis courts, pools, paddle ball, basketball etc.) . Allot of free classes as well as a pay as you go for dance, yoga Golf and restaurant are supplemented. Common area landscaping. Gated community with guards for access at main gates
Yes just have member add you to resident list and usually good for 30 days then have to get another pass
Just one. Sun City Shadow Hills is about a half mile from Sun City Palm Desert but the two are not in any way associated. Shadow Hills, as noted, is in Indio while Palm Desert is in unincorporated Desert Palms, not PalmDesert. Yes, this can be confusing.
