I have friends who live here. This place has a storied past with Hollywood celebrities, but of course that is past. This community looks good and feels good. Because of the virus, most of the community facilities are shut down, so I can't comment on them. But here's the descriminator: This community is close to EVERYTHING. Shopping, medical, entertainment (well, when it was allowed to happen), services. My friends love it here, and I agree with them.

Has great ammenites ' local nail salon , hair salon that also provides hair replacement -susan Gym, library beautiful round heated pool. New improved moat surrounding 3 level club house. Quiet neighbor environment.Green belts for dog walking, as well as tennis and pickle ball courts. Great management. Working on future renovations to the property and club house. Club house has a full kitchen, ball room with stage for party rentals. Cork and bottle room with a accommodating bar as well as 2regulation size pool tables. It's packed with resources to entertain you and guest.

Yes and no. The management company [Hometown America] bought the property [and land] from the original family owners that developed the property. However, as home owners, we do not own the land our homes are on. The management company [Hometown America] owns the land and you pay rent to them for the spot your home is on. The space rent varies from homesite to homesite. Rancho Mirage has rent control so that your rent can only go up a cerrain percent per year. Many homesites rent at just over $600 and some are much more, depending on whether the home was ever put at a higher monthly cost due to not being a primary residence [i.e. vacation home] and being in a separate bracket of rent comtrol.
It varies by the lot - lowest price is around 625 monthly. Rancho Mirage has rent control so the rent only goes up a small amount each year - based upon a formula. Some homesites are more expensive from past ownrrs not being full time residents and may start at over 900 per month. Includes all common area maintenance and features [pool, club house, hot tubs, tennis, gated entry, etc.]. Utilities are on top of that for your unit.
Well, sort of. There are two monthly publications - 1 is by the management [Hometown America] with a calendar and messages from the on-site property manager. 2 is The Communique put out by the mostly social homeowner's association. Content is all over the map on that one. Some upcoming events. Also regular flyers for events [holiday parties] are distributed tomeach homesite.
There is no HOA monthly. The property is managed by Hometown America and you pay them space rent for the space your home is on. This can range from the mid-600 range to over $1000 monthly rent [plus utilities]. Rancho Mirage has rent control in place and so your rent may only go up by a certain percentage based upon a number of factors. Also, if the home is not a primary residence for you [or a previous resident], there is a bump in rent of 300. You still will only see a yearly increase based upon the formula in rent control.
If you buy a home, there is a lease for the property. Most owners don't want to lease their homes due torent control and park management rules.
