My experience with Real Property Management Champion has been nothing short of fantastic so far! From the initial meeting to having an approved applicant and a signed lease was only a two week time period. That includes discussing what my best options were and answering all of my questions, taking full floor plan pictures of the house, marketing it, conducting regular showings, and drafting the lease contract. That’s impressive! I look forward to continuing to work with this team in the future. As far as improvements I really don’t have any at this time. The entire team has exceeded all of my expectations!

I had the same experience as James Morgan who also posted a review. My husband and I have recently purchased 2 businesses here in Wilmington to add to our business in Fort Mill. Our clients in SC are some of the most respected in the industry in Charlotte. We were co-signing for an apartment for one of our employees. We provided tax statements, income reports, credit reports, earning statements, and have NEVER been turned down for any loan, application, and currently have an investment loan approved and are hunting for the right investment property. After dealing with Becca for a MONTH and constantly being told we were first in line I finally received a rejection letter with no clear explanation, after I emailed twice in 48 hours for an update. We have wasted valuable time due to this experience. My employee has yet to receive any sort of response - over a month….. I have and do own my own rental properties in Alabama and NC and have never put our clients through this sort of ordeal. Not a good welcome from a local Wilmington business. Very disappointed. Will deal with another business who treats clients the way I treat my clients. ….. 3 days later….. Used another local company and moving in on the 15th. No hassle, polite, professional, and we are pairing up with them to provide their clients with our products! Thank you for the response, but I believe it is without merit. USAA, Chase, SouthState (our usual lenders) have never had an issue with documents or have spent a month trying to figure things out. I do not think your company is set up to deal with self-employed or business owners with several streams of income.

I’ve worked with several other management companies for my properties over the years, and Colin and Debbie at Real Property Management stand out as the best I’ve had. They are professional, very responsive, courteous and respectful. Their competence and knowledge of the business gives me a lot of peace of mind knowing our property is managed well.

My experience with Colin at Debbie at Real Property Management has been GREAT. From the first introductory call with them to having my house rented in less than 20 days I can not THANK THEM enough. Their market research, pre marketing of the house, attention to details, fairness in all negotiations, Care to our needs/objectives and results orientation are only few of the skills I have seen coming from Debbie and Colin while working with them. No. At Real Property Management Champion we focus on providing excellent property management to our owners and tenants and leave the purchasing and selling of real estate to professionals who focus on that. We do have a network of excellent local Realtors® that we recommend when our clients want to expand or adjust their portfolio of properties.

Do I get to approve maintenance requests and repairs?

Yes. All of our rental property owners are notified of all maintenance issues as they arise. In order to address and resolve repair requests in a timely manner, we typically set up a maintenance reserve of $500. This means, in the event that a maintenance issue comes up and costs less than the reserve amount, we simply resolve the issue and notify you, the owner. For larger issues, we typically gather multiple bids and contact you for final approval.

RPM Champion’s marketing program and leasing services are second to none. That being said, leasing is a fluid process with many variables including asking price, local inventory levels, and seasonal factors. In most cases, however, we can find a qualified applicant and fill vacancies within 30 days. We feel so strongly about our marketing program, that we provide a “Rented in 30 Days Guarantee”. If we don’t rent your property within 30 days, you receive 50% off the lease-up fee.

How is market rent for my property determined?

There are several factors that go into determining what to rent a property for. At RPM Champion we use multiple sources of comparable rental listings, including our own proprietary database, to track rental rates in the area. We adjust for amenities that the home or community offer and make recommendations to our owners for what to set the rent at to attract good tenants. Much like the real estate market determines sales prices, the local rental market determines rental rates. There are three factors that contribute to how much your rental property will receive in rent each month. Availability and rental rates of comparable properties The features and benefits of your property The marketing exposure for your vacancy After we receive the details of your specific rental property, we will complete market analysis and set a starting price. We then evaluate all vacancies under our management on a weekly basis, making adjustments in the price or within our marketing strategy to get it rented as quickly as possible.

What is your tenant screening process?

Every tenant application is screened for income, credit, rental history, criminal background, and evictions. RPM Champion uses a national credit-reporting provider to obtain a prospect’s criminal and credit histories. We verify employment and review pay stubs and/or tax returns to verify income is 3 times the rent. We review the rental history and contact the previous two landlords for references. Our thorough screening complies with all applicable laws, including Fair Housing and Fair Credit Reporting Act.

We understand that everyone’s situation is different. Some clients only need assistance with marketing their rental property and screening prospective tenants. Other clients prefer to have all aspects of the property management process taken care of for them. That’s why we give property owners options and let them decide which property management is right for them and their rental property.

What happens if my tenant is late or stops paying rent?

RPM Champion’s rigorous tenant screening process usually prevents these types of issues; however, if a problem should arise, clients can be confident that we always respond promptly and aggressively. Rent is due on the 1st and is late on the 5th. If rent has not been paid by the 6th day, late fees are applied, and the eviction process begins with a 10-day notice to quit. We also keep a lawyer on retainer to address eviction and collection issues as well as to dispense legal advice when necessary.
