Ask your lender to send you verification that the deed has been cancelled on record. Some lenders are not good about making sure the deed of trust is cancelled with the register of Deeds office. It can be a real problem years later when you go to refinance or sell the property. Especially, if that lender gets bought out or goes out of business.
There is no waiting period for marriage licenses, they can be obtained the same day when a license application is submitted and approved.

A survey is the best way, you can look at the county GIS (tax maps) to get an idea but they are not 100% reliable. If you can find the corners you can pull a string and mark it that way.
Check with the estates division of the Clerk of Court's office, wills and estates are handled in that office. The number there is 336-242-6701.
