The Residences at Harlan Flats

Highly recommend against Harlan Flats for new Wilmington residents. Rent prices are above market for a disappointing building. As far as location goes, it’s pretty great. Walking distance to some fun bars, restaurants, and the river walk. However for the apartment in question, in less than two years, the air conditioning has needed to be repaired six times, several of which happened in the heat of summer, leaving the apartment uninhabitable. Stop gap fixes by management prevent any sort of long term solution. The fire alarm has a history of going off in the middle of the night, resulting in the building being evacuated and residents left waiting on the street in freezing temperatures. The hallways intermittently reek of marijuana, and if you’re unfortunate enough to have a west-facing apartment, you will have to put up with the jackhammers working on the I-95 “restore the corridor” project from 10pm to 5am (granted, this one is outside of the property manager’s control). The folks that work security at the front desk are absolutely lovely, but that’s the only pro for this apartment building. There is a ton of potential here, but unfortunately it seems wasted.
