Everything is first class, beautiful landscaping, 2 18 hole golf course, 3on Campus restaurants, post office, world class gyms, indoor/outdoor pools, 3 large class bhouses, 16 Pickle ball courts and 11 tennis courts. 80 social clubs, several hobby rooms, etc etc etc.

I'm so happy I bought a house here! The people are so friendly, lots of activities whether you like tennis, pickleball and golf or wine tasting or crafts, wonderful on-site dining options, low HOA dues and a management organization that really cares about its residents. We have Cable and Internet included with our dues, and are located within the Imperial Irrigation District for electric service with MUCH LOWER rates (Love my lower AC bills in the summer than the rest of the valley cities). Come live the dream! Its great here!

I bought a home in Sun City Palm Desert in the summer of 2017 and could not be happier. The community is beautiful - well maintained and developed. The HOA fees are low, especially considering what you get - premium cable and internet, three clubhouses, two 18 hole golf courses, pickleball and tennis courts, bocce ball, a softball field and much, much more. The activities and clubs are almost endless, from sports to crafts to hobbies to cards to social activities. The people are very friendly and there are so many opportunities to meet and socialize with your neighbors. The community recently received the Medallion award from the Community Associations Institute (CAI). It is a national organization with over 800 members in the Coachella Valley alone. A community must meet over 70 benchmarks to be eligible and Sun City is now one of only four in the state and the first 55+ community to be awarded this status, which means we have been recognized as a preferred place to live. This was the best decision I’ve ever made!

The place is just manicured with exquisite landscaping and the resort is so clean! Wonderful Golf Courses, tennis courts, pickle ball, pools, putt-putt course, dog park, ball fields! This place is just built for enjoyment! Super location adjacent to all your needs!

Cable company is Spectrum. The HOA negotiates very good rates. The electric company is IID, much better rates than Edison.
Spectrum is the provider but it's only basic cable and internet. Everything else you have to pay for out of your own pocket. HOA dues are fairly expensive over $300 a month
No, no beach volleyball court.
It's a gated community. The only thefts I'm aware of are outside of this community.

Yes, you can have a caretaker listed in the papers for residing.
Mello Roos is a tax or fee that is added to a home at construction. I believe it covers city fees not added to the sales price. There is a set $ amount added to the developement for fire, police, parks and recreation etc. and set for a 20 year (example) time frame at a certain yearly fee until the end of the 20 years. I believe it is paid in full at that time. I believe it allows the home to be built and sold without the builder paying all the up front fees thus allowing a more reasonable home sales price. It is paid as an additional fee in your yearly property taxes. It is also a way the city can cover the expenses for services to the area without adding this fee to the whole city. Terms may have changed since I learned of Mellow Roos fees.

$255.50 if I remember correctly. The best value I feel in the area. Also no Mello-Rios which both Del Webb Rancho Mirage and Shadow Hills have that can add a lot to your cost
