Amazing real Estate Team, extremely professional. Jason sold our house in a week at full cash price, and helped us close our dream home before all the rest could even put in an offer, and at a fair price. Jason, Katie and the Improta team were easy to work with, answered all our questions, resolved any issues quickly, and called us back in a timely manner. Communication is key in Real Estate and you can count on the Improta Team, as a high end realtor in Del Mar in the past I have certain expectations and these were met on all fronts. I would definitely use them again. Thank You Importa Team

Jason and Missy Improta have helped me with 3 real estate deals in 5 years. They are thorough, professional and great to work with. They are committed to getting the best price for your property or if you are searching, they know how to get your offer selected in a competitive market . They consistently communicated with me, keeping me informed on what was going on behind the scenes, They are honest and forthright- no games. I wouldn't work with anyone else at this point, highly recommend.

Missy and Jason are the best real estate experts to work with in the business! They did a great job assessing the price to market our home and guiding us to prepare the property for showings with the best pictures and videos. Their negotiation skills had our best interest in mind and they we’re always present every step of the way during the process including every inspections. We trust them and it paid off we got a fantastic price for our home and at the terms important to us! Thank you Missy and Jason for all your hard work and successful outcome!

We are very fortunate to have had the Improta team to help sell our house. We were still emotionally attached to our home of almost 30 years but felt it was time to move to a smaller home. I cannot speak highly enough about the professionalism, drive, knowledge, sensitivity and support displayed by the Improta team. Missy and Jason complement each other extremely well. While they both are knowledgeable with all aspects of the sell process, Jason‘s forte is technology and Missy’s is staging and getting the house ready to sell. An example of Jason’s interest and responsiveness is that when I mentioned that the video he created of our home would go well with “Take Me Home, Country Road”, he took the time and put forth the effort to make it. After another realtor said we should spend $15K - $20K for “staging “ because most of our furniture was “dated”, Missy stepped in to give us her recommendation on what could stay and what needs to go. I give the Improta team five stars because they went above and beyond the “call of duty” to help us sell the house. To continue with the staging example, the Improta team also helped us advertise and sell the furniture that we could no longer keep. They also “ mini-staged” our house using their own props to make the house look more appealing. They were also very good about giving timely feedback from open houses and giving us their recommendations. All this would not mean much if they weren’t approachable or friendly. Fortunately, the Improta’s are friendly, approachable, sensitive, super helpful and very responsive. We highly recommend them to anyone selling or buying a home.

The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
