Buying our first house with Diane was a great experience. This was actually our second interaction (she previously helped someone in our family purchase their house a couple of years ago), so this was not a surprise. Buying our first home was intimidating, but Diane was calm and reassuring throughout the entire process. She was always accommodating to our busy work schedules and offered to meet us at any time that was convenient for us. We thought we knew what we wanted, but (of course) this changed a little along the way and Diane was incredibly patient with us. She was very response (text, email, or phone) anytime we had questions and asked to obtain the disclosures to all of the properties we were interested in. Before we started looking at properties, Diane had a meeting with us to figure out what we were looking for, give us advice about how to approach the process, and remind us that we would need to be patient in this crazy housing market. Once we found our house (first and only offer!) she went above and beyond to figure out what we needed to do in order to get it. Yes, we went above our initial budget, but if Diane hadn't given us a gentle nudge to perfect our offer based on her experienced instinct, we would've been edged out. After the offer was accepted, she professionally orchestrated the escrow process and made sure everyone involved completed their tasks to meet our closing deadline. As if that wasn't enough, she went even further to help us contact the city to determine if we could make certain changes to our property, met with contractors at the house while we were at work, and continued to reinforce that we made the right decision while we were having some post-purchase anxiety. Diane is your ideal agent and we are convinced that her demeanor with the listing agent was the final piece that got us our house. Overall, we couldn't recommend her enough! (full disclosure - we also posted our review on Yelp)

Upon meeting Diane Bucher a few years ago I was impressed with her kind and patient demeanor. When I needed to sell a house, I knew she was the realtor for me. Diane is hard-working, professional and enthusiastic. She had great suggestions on how to make the house look its best. Diane is up-to-date with the real estate market and advertised in the most beneficial ways such as Facebook ads, open house showings, getting flyers out to the public and a beautiful virtual tour online just to name a few. Diane is spirited, honest and trustworthy. Diane Bucher comes with my highest recommendation.

Diane goes above and beyond to provide exceptional personal service. She handled the sale of my parents' home and was so helpful with all aspects of the sale and the details that go around selling a home that my parents were in for 58 years. I would highly recommend Diane,

Diane Bucher represented me as a seller's agent and I would recommend her to anyone looking for a broker. Her knowledge of the market helped us price our home to receive offers without leaving money on the table. Diane also guided us and made recommendations on what changes we should consider making to the home prior to going on the market which made a big difference in how the home was received by potential buyers. She is very professional and a pleasure to work with.

The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
