The leasing agent (Amy Hernandez) at the leasing office was very helpful right from filling the application to the move in date. She was really patient listening to all the queries we had and answered them all. I would definitely recommend reaching out to her for any queries you have about leasing at Pearl on Frankford.

I would give zero stars if I could! where do I start. The master shower floor makes a noise like it is about to break. My AC unit froze up twice, it has leaked three times inside the house. When I first moved in, I was told the apartment was ready but one of my windows was not shutting all the way, AC was not working, Ice maker did not work and my garage door did not shut with the controller they gave me. THEY NEVER ANSWER THE PHONE or give you a call back, getting an email answered takes weeks, You have to walk in to get an answer. Recently my downstairs neighbor moved and they must of been dirty because as soon as they left I got roaches (never had one before) and it took them 3 weeks to get pest control inside my unit to fix. In December when I had COVID I forgot to pay the rent before the 3rd and they charged me the late fee, I requested a grace since one i had covid and two I had never paid late they told me NO. They continue to charge me renters insurance even though i have a third party company and I just happened to check my leasing agreement and they have been charging me $35 for valet trash pickup however, my leasing agreement says $25. I have left 3 voicemails and several emails requesting money back for this and of course true to form they have yet to call or email me back. Do yourself a favor and STAY AWAY from the Pearl

Updates: The leasing apartment finally scheduled power wash for the building. The environment is much better now! Thanks! We have lived here for many years. The new leasing office crew seems to not care the living environment in terms of the sanitation. The valet service for picking up daily trash is a disaster. The trash ooze is on the floor every floor and broken trash bags everywhere. The worst thing is that we complained multiple times and no one responds to us.

Thank you Ricardo for being the best at responding to maintenance requests! He has fixed our A/C a few times and saved us from melting. Great at explaining what is wrong and providing alternatives if there isn't an immediate fix. He's nice, funny, hardworking and I wish 100% of our rent money went into his pocket.

A single bedroom apartment costs around $1100 (as of july/august 2019) considerably cheaper than other apartments nearby. Although, the area of the apartment we visited seemed smaller compared to other ones.
