The staff are awesome always willing to do their best to help you find a solution for everything you need. I love living here. I feel safe with the security code for the door. My children feel safe. And we are a happy family. I would recommend this place to everyone!!!! They fix your problems if you tell them about them. Always enjoy being notified through email about water shutoffs. This staff goes above and beyond to make sure every need and concerns are met,

This is the worst place I have ever lived. During my year long lease here, management was taken over by Four Star Realty. After Four Star took over they proceeded to continuously shut off our water during the remainder of the lease for various reasons at various times. I could not shower, flush the toilet, wash my hands, or fill up a water bottle for several hours at a time. There is also a communal area at 1113 Apartments. Prior to Four Star taking over, everything in the communal area was simple to access as long as you had your keycard. After Four Star took over they locked the bathrooms in the communal area, and locked the door between the laundry room and communal area making it harder to navigate through that area. The laundry situation I cannot necessarily blame on Four Star but GS Micropayments has been an absolutely horrendous app to use. In my experience with this app for the past year I had to try multiple times to even get the laundry machine to start due to "app errors". I also once needed maintenance to come to my apartment and very clearly asked the gentleman scheduling my maintenance appointment to have maintenance call me at least ONE day before he would be showing up. 2 days go by and I have not received any sort of call, I'm sitting in my room when I suddenly hear someone in my apartment. I pop my head out and see that maintenance has just entered my apartment without any sort of prior notification. I never even heard a knock. If you are considering this place as an option to live and you have other options that you could go with, GO WITH THE OTHER OPTIONS. I strongly recommend not signing a lease at this apartment complex. Especially while it's being run by Four Star.

0/10, would not recommend. Only live here if you want things to break and also have your water shut off all the time. unannounced. I've lived here since August and its been constant problems since the day my roommate and I moved in. Literally on the second day, we had raw sewage bubble up from our stand-up shower and toilet, almost overflowing onto the floor. The emergency maintenance line? useless. The problem was eventually fixed but since then, the building has also had a pipe burst (flooding the courtyard) and the complex needing a new boiler, leaving residents without heat and hot water in freezing temperatures. They have shut the water off countless times during the middle of the day AND/OR not been able to provide hot water for days at a time. Extremely inconvenient for people who have no where else to shower or do laundry. And don't even get me started on the quality of the washers they do provide... Disgusting. Throughout this entire time, management has done nothing to reimburse or compensate the residents for our troubles. Even the new management is impossible to reach, expect automated voicemail when you try to reach out. The only way to get ahold of anyone is to go in-person and hope they're there. Counting down the days until I move out of this nightmare.

Heater was broken for almost 3 consecutive months in the winter. Our entire unit was consistently at 53 degrees F. Only reason we survived was because of space heaters. Heater was only truly fixed when we got the City of Fort Collins building inspector involved (housing us with no heat is illegal.) FourStar Realty (the corporate owner of Eleven13) still had the nerve to charge us almost $100/month for gas during these months anyway. On top of that, we started getting charged extra monthly utility bills halfway through our lease. Literally out of nowhere; 6 months in. We now have to pay an extra $100 per month, on top of the $200 we already pay in utilities. About $300 a month in utilities. We were told to move out of our parking spots for a week in March with a 2 day notice. They threatened towing if your car was not removed within these two days. We were all told to park in "visitor parking" (which there are only 5? visitor spots for the entire complex) , or park on the side street (good luck with that in the center of the city.) No compensation for taking away a full week of our paid parking. Emergency phone number for Eleven13 did not exist for the first couple months. The "emergency number" would direct you to an automated FourStar corporate message and ask you what complex you are trying to contact. None of the complex options were Eleven13. Office hours are inconsistent. Hot tub has been drained and out of service since December. FourStar/Eleven13 does not care at all about your safety or wellbeing, they're a large corporation who are truly just in it for the profit. If you plan on living here, expect the unexpected. Are utilities included in rent?

Utilities are not included in rent but we only charge a flat rate charge of $25 per month which includes ALL utilities! This charge is for the unit as a whole so it can be split with your roommate. :)

In many comments i saw people having fluctuations on their rent. Is rent a fixed rate during your lease or is it able to change?

Rent stays the same price for your entire lease term! When renewing there might be a slight rental increase, but that depends on the market rent for the area!
