Louis really is the best and I can’t recommend him enough. He really is and we know that because we’ve been working with him off and on for 3 years to buy a home in a really tough market. He’s not pushy at all, even when we’d been looking at houses every weekend for 3 months straight. He’s incredibly responsive to texts, phone calls, and emails and always made time for us to see houses. Not only does he accompany you to all the viewings, but when it was time to do inspections, he hangs around at the house for hours on end while all of the inspections are completed. I’m not just referring to the general home inspection; he met all of the inspectors (sewer, roof, electrical, termite) at the house and hung around for hours while they worked so we didn’t have to. On a couple of occasions, we got back some really bleak inspection reports and wanted to pull out of the deal. A lot of realtors would’ve pushed back against our wishes, especially after having spent months up to this point working with us, but not Louis. He understood where we were coming from and even spoke up when he didn’t feel like the sellers were being honest with us, knowing full well we’d have to start the search process over again. I really can’t stress enough how great it is to work with Louis. Buying a home is a huge purchase and an important life event and Louis made us feel comfortable the entire time, never pushing us toward a home or contract we didn’t feel good about. I can’t recommend him enough. DISCLAIMER: To be clear, it didn’t take us months to find a home because of anything to do with Louis. We’re picky by nature and we also found it hard to put forth a compelling offer in a market where a lot of buyers were paying in cash and/or waiving the appraisal, which is not something we could afford to do.

I can honestly say, I did not know what to expect but the Whissel team help explain and answer all questions. Quick answer - the San Diego housing market is on FIRE! Instead of sharing what the media will tell you, which is often months behind, let me share some leading indicators that will share what is happening today. 1. The number of new homes coming onto the market. That's down almost 20% from this same time a year ago. We're seeing a lot fewer people listing their homes, part of it because they just don't want a lot of randoms in their house during COVID part of it is people not selling because they don't know where they're going to move to. 2. The number of homes going under contract (or going pending as we refer to it) is up 5.5%. So what we have fewer homes coming on the market for sale we have more homes going off the market. So what that's doing is it's constricting the number of homes for sale. 3. Homes are now selling about 27% faster than they were the same time a year ago. In addition to the down payment there are several other payments that you need to make once you get into escrow on a property. 1. earnest money deposit. Typically, that's 1% of the purchase price of the property. It's an effort for good faith. You put the money in, it goes to the escrow company, and if you break the contract, that money goes to the seller. 2. Closing Costs - they have a few one-time fees built-in (escrow, title, lender & recording fees) Those amount to a few thousand dollars. The rest of your closing costs are actually prepaid items. 3. Appraisal. If you're getting a loan on a property, the lender is going to need an appraisal from a licensed appraiser to guarantee that the house is worth what you're offering for it. 4. Home inspection. Now, a home inspection is voluntary, but we will not let you close on a home without getting a home inspection and not hearing about it from us. Long story short, make your first offer your strongest offer possible. Now you might be thinking, "Why would I go "and throw all this extra money at the house?"
