This is one of my favorite hiking spots. The trails are slightly sandy or grassy but wide open making what's up ahead very visible. The trails are marked with numbered posts and there are birds and an occasional gopher tortoise to see. You have a choice of several different trails of varying mileage and difficulty.

You don't mention what part of the park you are in. Can you be more specific?
The preserve is not on water.
I believe it may be where the county keeps the equipment to maintain the trails. Not 100% sure. Just my thought.
