We lived at Third Square for a total of 3 years. It is an excellent location, building is clean, and residents are quiet. I think for the monthly rental rates, upgrades are in order of kitchens, bathrooms, and flooring. Kyle at the front desk is beyond helpful, knowledgeable and responsive. Most tenants stay about 1.5 years to 2, mainly because of the high price tag of rents in Kendall Square.

Positives: - The staff are what sets this place apart. They're all so kind, friendly, and really makes the difference. A lot of the staff have been working here for 10+ years, which is incredible. Special shout out to Kyle and Amir. If I could afford to live here long term to get to interact with the wonderful staff I would. - Parking garage is also amazing. There are so many spots. - Apartment itself is great, spacious, etc. - Gym is usually pretty quiet even in peak hours (there are two gyms - one for each building). - Maintenance is QUICK and friendly. An amazing team. Negatives: - I've heard there are often noise complaints for the apartments facing the courtyard. In general, the courtyard is usually pretty noisy as opposed to a place to sit and relax. - They raised our rent a large amount after one year, which is not sustainable for people looking to rent longer than a year. That's not unique to this building, happens at every spot in Cambridge. - Building is older than most luxury apartment buildings in Cambridge, so it has its issues (e.g., our thermostat is not super accurate and heating/AC is uneven throughout the apartment, we had a mouse once). - Apartments could use some more storage space. - If you live on certain floors in the 285 building, the loading dock elevator does not go to your floor, so you have to walk across the length of the building to get to the regular elevator to move your stuff in from the loading dock. This was a surprise (could have used a heads up before move-in), and made the move-in process a lot more difficult and time consuming. Overall, despite the negatives, I would prefer to live here than any other similar building in Cambridge because of the staff. Equity Apts, they're your real value proposition so please continue to treat them well and value their work!

The staff in the Management and Leasing are great. Amanda was wonderful and she was a great help for us in settling down and finding our new home. Convenient place to live, great Amenities, and the apartments are beautiful.

Hands down the best place I have ever lived. The place is run so well by people who actually care about it. Maintenance comes up and fixes things same day, the leasing office is helpful whenever we needed something and the guys in concierge are all so friendly and know everyone by name. Our dog loves them so much that she cries and pulls her way over to the desk to say hello every time we come in from a walk. Everything in the building is clean- the hallways, stairwells, fitness and rec areas, even the parking garage and the trash rooms. They are constantly updating things and organizing fun events for residents. Their management of COVID has been outstanding and I have never felt unsafe here. I absolutely love the community emails that management sends out about things happening in the building and to reinforce rules when there are problems. Finally, our apartment is beautiful with floor to ceiling windows and gorgeous floors. Appliances are all updated. Once when our microwave wasn’t working, maintenance literally just went down to the basement and brought up a new one and installed it on the spot. I can’t say enough about how great and incredibly rare this place is!
