How do I add someone on my house title
A deed is proof of ownership of the property. A reverse mortgage reflects an encumbrance against the property. Under the terms of the reverse mortgage, you have to: 1. occupy the property as your primary residence; 2. pay any HOA dues required to be paid annually; 3. pay annual property taxes; 4. keep hazard insurance on the property; and 5. if you were required to make repairs to the property as part of the reverse mortgage, you are obligated to do so. Any violation of any one of these terms will trigger a foreclosure against the property. In Florida, you get your day in court. Once noticed, you have the right to cure the default. You do NOT have to deed the property to the lender. It's not theirs until you pass away. Then they have to foreclose on the property and they'll file suit against your heirs. This is why the surviving heirs don't like it when parents take out reverse mortgages. I am a paralegal and this isn't legal advice, but I know the system well enough to know this.

If it's a cash sale, you can get that from Zillow. If it's a mortgage, you can get that by looking up the mortgage on the official property records and it will show you the amount of the mortgage, along with the doc stamps, which you can compute up to figure the total amount based on the statutory formula.

Ask the Sarasota County Tax Collector that question. The Appraisal District does not collect taxes.
