Huge noise from the trucks parking on the street as early as 5 am nearly everyday. It’s definitely not worth the rent. And don’t trust the staffs claiming they will try to solve the problem for you at all. They have vacant rooms which don’t have the noise but they just won’t switch that for you because they only care about the money. Don’t rent room 207 or any room facing the same direction!

My partner and I recently moved into a courtyard level one-bedroom (with a MASSIVE private patio) and we are very happy with our choice! We compared a ton of buildings across the city (so many virtual showings). Writing this because reviews helped us choose when we were apartment hunting from the east coast, never having even visited SF. For the things that were most important to us (great management, safety. dog-friendly, unit layout, washer and dryer, easy work commute), Venue is great! Pros / the things that were most important to us: - Helpful management. In the past, we've had great building managers and some terrible ones. So this was top of our list criteria and we are very happy so far! Emails are responded to ASAP. They go out of their way to explain things and help residents. And they always have doggy treats in the office :) It really does make all the difference when you know you can reach out to the building management about a something and have them work with you on it. - In-unit washer dryer. They're weirdly loud, but still rather have them than not! - Secure and safe. Fob access for every door and elevator throughout the complex. I even feel good in the garage. I'm new to SF so this is just going on initial impression, but the street Venue is on feels safe too. - Location. Close to things (train for commute to work, groceries, dog parks / green spaces, really cool food truck area, waterfront), but still residential and peaceful. - Quiet. Like, amazingly quiet. Suburbs-level quiet. The courtyard has a water fountain that is the perfect white noise to cover all sound. We sleep with the windows open and it's lovely. I have yet to hear any sound from our neighbors on either side or above. - Layout. Our layout has a MASSIVE private patio. And the way it's designed feels very private, despite being courtyard-level. We also have a walk-in closet and a foyer with an extra closet. Kitchen has a ton of space and storage. All together, the layout is great! - Amazon lockers / secure package system. Seems like package theft is a big deal in SF, but we haven't had any issues. Cons: - Electric stovetop. We're used to gas, and don't like the flat stove top (SO much cleaning necessary and I'm terrified of scratching it). - In-unit appliances are weirdly loud. The washer, dryer, and dishwasher make a lot of noise. - The glamour amenities are just okay. Gym is basic, but fine. Courtyard / BBQ is basic, but fine. No pool, dog run, or rooftop. But we'd rather have a bigger unit with in-apartment amenities than a state-of-the-art gym etc, so we don't miss any of that. - Expensive, but comparable with other apartments in this area.

I lived at the Venue in SF for 2+ years and truly enjoyed my time here. The management staff (Danny, Evelyn, Michael, Reuben) are all fantastic, super helpful, supportive, and genuinely nice people. The management team stands out from all other places. Units are very modern with washer and dryer inside the unit, carpet in bedrooms, vinyl-type flooring in bathrooms (easy to clean), and hardwood-like floors in other areas. Appliances are top notch. LOVE the modern flat electric stove top. Solid wall construction because you don't really hear the neighbors (or maybe a combination of a quiet community). Pre Covid, there were many fun events organized by the staff. Paint/wine tasting, annual BBQ in the patio, cooking demos. Amenities are closed now but there is a nice gym, a warm clubhouse with a Big TV, fireplace, and kitchen. Security is tight. Fob key access needed to get up to floors, gym (when open), parking, etc... Package delivery has been very reliable. There is an Amazon locker in the lower parking level. Overall, LOVE my time at the Venue and would come back in a heartbeat!

I WISH I COULD GIVE THESE GUYS 10 STARS!!! background info: - My husband and I have lived here for 3 years - We love MISSION BAY : it's the sunniest district, with Gus's grocers next door, and coffee shops around (Reveille for brunch/Joe and the Juice/ Spark Social AND MINI GOLD DOWN THE ROAD) - Modern interior, nice amenities, best bang for your buck compared to other apartments in the area. the review: - the staff is REALLY amazing, everyone is such a delight Michael, Danny, Evelyn, and Luis. They love the community and are always fun to talk to. Michael (the property manager) lives on site, so he knows if there's something weird going on with the building. Luis is the technician that fixes anything and everything, he's really polite and nice when he comes over to fix stuff up. They staff always makes an effort to have social mixers, cooking classes..etc which is really nice and helpful - being in the tech capital with engineers IS A LONELY WORLD. - I love the gym! Since it's private, it's really nice - you don't feel "watched" as a woman, and no one comes over for unnecessary conversation. - the clubhouse just got new furniture, and is AMAZING. It's very affordable to rent out the space. We've had some of our best memories there - baby showers, Christmases, BBQ with friends on a sunny day. - the complex is very safe, no creepers. Can confirm, I've never felt unsafe. Not once. - mail & packages : always get delivered promptly - Danny & Michael will always email you if you have perishables waiting for you in the lobby waiting for pickup, when I was not able to pick up, they would drop off at my doorstop - which is really safe. - no theft of packages to date, 3 years in. RARE IN SF. - the complex is animal and kid friendly which is always refreshing to see! - it's not rent controlled BUT comparing it to our friends that live across and next door - our rent was raised 3% vs 10% - they don't raise it ridiculously to the point of people needing to move out ASAP. Overall, it has been such a blessing and joy to live in this complex, I am going to be incredibly sad when I have to move out(potentially moving to San Diego next year to start a family). SO if you're thinking of this place - DO IT! It's great!
