Most are owned. Royal Oaks is a over 55 park. However caregivers with room and board are not uncommon. Housing prices are very reasonable for Sonoma & the Bay Area. While manufactured homes, they can be transformed into lovely homes with gardens for the price of a HOA monthly fee.
According to the Owners no BUT they own half at least of the houses in the Park. I suggest you contact either Patty or Pam in the Park office.
It depends on the contract one negotiates with the management. If one does not accept a lease then the rent may only increase by the CPI of the S. Bay, once a year. The property taxes are for the home itself, they are substantially lower than property taxes on a stick built house. That is a positive because most homes of a comparable size have an annual property and related taxes that are several multiples higher. It is imperative, if one desires to buy into the park, that one is equipped w/ an excellent negotiator for the rental space cost. Keep in mind each home is responsible for its utilities. Further, one is also responsible for all landscaping albeit the Royal Oaks owners own all the land. Please note if one only wishes to rent a home and not purchase it, one must first ascertain if any homes are available to lease or rent. If so, one must ensure the Owners will handle all the landscaping, utilities etc. and the lease agreement is for national CPI. ☺
