Clare, the former building manager, was great. She recently left. Otherwise, run far away, as the last review indicated. Don't give yourself the headache of living here. Its not worth it. Dangerous area, frequent break-ins, shootings, stolen packages, you get the idea. The building will deceive you and say its safe. They cut back security to save a buck even amid the crime. Non-responsive ownership. They won't hire staff. Its not worth the trouble. Look elsewhere.

Such a pleasant experience! I made a self guided tour with Mariam she was so sweet and welcoming over the phone made me feel so comfortable as if I was just talking to a friend. When I got there she welcomed me in the lobby and provided me access to the studio I wanted to look at. The studio had sanitizer and wipes and smelled so clean which made me super happy because I know it was freshly cleaned. The studio faced Market street it was such a beautiful view! Very industrial yet up to date. Omg the rooftop was so beautiful I can see myself up there with a cocktail! After I was done I meet back with Mariam the property manager to discuss numbers and details. I’m definitely going to share this information over to my friends and family that are looking for a place. Looking forward to moving in!!

The Positives: 1. The moveout cost was reasonable. Every apartment mgmt company in the state is going to charge you cleaning fees, no matter how nice you left the apartment, legal or not. 2. The location is convenient IF you take public transit, as it sits directly on the MUNI F line, and is super close to Powell Street Station. Also, Taxi's can use Market Street, so if you love Taxi's, they will stop directly in front for you. You will be like royalty, like the Queen of England getting into that Taxi. Uber and Lyft however...that's another story. 3. The apartment interiors are updated and modern. The amenities are cheap, but nice. Personally, I had few problems with the appliances or plumbing. The washer/dryer combo, well, just don't expect it to dry anything, without 6 hours of ear splitting noise. 4. Gas Stoves. 5. The Gym in the basement was surprisingly nice, and air conditioned. The Negatives (Not Technically Managements Fault): 1. Danger! Will Robinson! Danger! While the Market Street side is okay during the day, the back alley, aka Stevenson St, is dangerous. Do not tour the building during the day, without walking the area at night. Surprise! It’s the Tenderloin. Or, as they say in LA, Tenderloin-adjacent. 2. Uber & Lyft No-Go Zone: Lyft and Uber, simply WILL NOT STOP in front of, or in back of this building. You will be forced to walk to a corner ...and don't even think about using UberPool or Lyft Line! 3. Heat Stroke: As a new arrival, you'll be full of SF lore, such as not needing AC, because of the awesome climate here. This is mostly true, EXCEPT, somehow, here. If you are facing away from Market St, you will be fried alive in your own apartment. It directly faces the sun, and it gets SO HOT, it is nightmarishly hot. Did I mention how hot it gets, because I can't fully convey to you the amount of heat, it is really really hot. The Other Negatives: 1. $35 a Month for 'TRASH VALET' What is Trash Valet you might ask. Well, this $35 a month, mandatory "service" takes the trash you leave in the hallway and places it, for you, into the trash chute... 10 feet away. This is not a joke. During the summer, expect your hallways to smell like your neighbors garbage, while the trash bags wait to be collected, and walked the 10 feet to the trash chute. 2. Doggy Area on rooftop deck a complete disaster It is NASTY. Primarily, due to the next item... 3. Absentee Management. When you enter the building, the first thing you see is an Agitprop-esque sign reading: 'Mariam is Amazing' This should have set off alarm bells. In actual practice, the resident manager, for all intents and purposes, is missing in action. She has been zero help with anything. It is common knowledge among older residents, that the building is slowly going downhill. The actual management company itself doesn't seem to know or care what's really happening in their own building. 4. Shared Amenities: Among many, many, other things, the Rooftop wireless was down for over 4 months. Mariam claimed that both AT&T AND Google Fiber Webpass came over to try and 'fix it' and that 'nobody can figure out what's wrong.' Now stop right here. Folks, I know Google Fiber Webpass. I, and most of this city, LOVE Google Fiber Webpass. You can safely assume, that this did not happen. I did go to inspect the wireless situation for myself. It appears that the main ethernet line was disconnected from the wireless router. (see photo) I can only conclude, that pure laziness, stops Mariam, from 'fixing' the rooftop wireless. 5. Security On numerous occasions I caught my upstairs neighbor coming down the fire escape and 'accidentally looking' into my apartment. You would think that this alarming behavior would be dealt with promptly by the manager, however, after being informed of the situation, Mariam did absolutely nothing. LOCK YOUR WINDOWS! 6. +$1000 to go month to month After my lease expired, they wanted $1000 EXTRA to go month to month. YES, It's legal! Why does everyone keep asking me that?

I came by for a tour of the property and I was greeted by an amazingly beautiful, professional, and sweet young woman named Mariam Brooks. In my experiences, dealing with Property Management can be pretty stop and go or dry, unwelcoming feeling. However, Mariam Brooks exceeded my expectations!!! She’s is absolutely amazing and even if I don’t end up leasing there, I’m definitely referring The Wilson more clients because of my experience with Mariam. She really takes care of whatever questions you may have and makes you feel as though she truly cares about your needs and opinion.
