If you decide to rent a lot at this place be aware of a few things. They do not clean up the grounds. People do not always pick up their dog poop. This happens a lot. Be ready to step in it. As in any community, there are good and bad people. There are good and bad kids. Some of the teenagers are extremely rude as are some of the adults. Some of the kids are very nice as are some of the adults. The owners do not care about the rules or make people follow them. When things break, they stay broken. Lot rent is higher here than in many parks that offer much more for a cheaper lot rent. There is a huge list of rules you have to sign but I don't see the point as they do not enforce any of them. The only one the enforce is late payment of rent. They just want your money. It is nearly impossible to get ahold of anyone.. If you have a complaint, they tend to ignore it, and forget about someone to calling you back. This use to be a very nice place until the man who owned it died and now his sons are in charge of it. They are lazy and don't care. It shows in the park. There is an older and new part but even the new part has some really junky looking trailers. I would hate to be one of the people who lives next to one of those. They could hire a park manager but that would eat into their profit. There are much better mobile home communities in Madison and the surrounding area to pick from. Go to one of them. Trust me, you will be much happier you did.

Cozy, clean, mobile home park. Very quiet with friendly families, elderly and a few couples. Perfect option to be near everything, yet still have a clean & peaceful country feel. Often can catch beautiful sunrise and sunsets!

Very small lots. Street parking. One part of the park is well maintained with driveways and nice size lots The other part of the park just appears to be needing some updating.

Great place for families to live... CLEAN well maintained community, nice playground for kids to play with a modern shelter available for gatherings! Friendly neighbors and residents. Country living just minuets to Middleton, WI; Waunakee, WI; Madison, WI (East side, West side, Downtown). Carl and his staff have been pleasant to deal with on several occasions. Our family could not be happier calling Don's Mobile Manor our home. Highly recommend to couples looking for a clean, safe, place to raise their children.
