I have been a resident for a year now and I love living at Madcom. The apartments are a great size and really allow for a "homey" feel. The location of Madcom has really improved my experience because I do not have a car on campus. It is located in the heart of campus and everything I need is just steps away! I highly recommend living here.

My daughter has been a resident for the past few months and our experience here has been amazing. Not only are the apartments absolutely beautiful, the property management team specifically Mimi has gone above and beyond to help us with a situation that arose this last month. Her response to questions and needs was incredibly fast and efficient. She has worked very well with my daughter and I cannot speak highly enough of her or the complex itself. I highly recommend this property to other parents and/or students who are considering living there in the future.

Madbury Commons is a great place to live. The appliances are all state of the art and the air conditioning is so good that if you put the thermostat below 32 it will start snowing in your apartment. One day in the summer the AC went out and Spenser Flood went out onto the roof in a lightning storm and reset it. This goes to show how much they care about their residents well-being.

I just want to start off by saying if you are thinking about living in Madbury Commons I would prepare yourself for paying too much considering what you get. At first it seems like a decent place to live because of the location. Which I do have to say, the location is good, but just about the only thing that’s good. From day 1 my roommates and I noticed how little natural light you get in the living area of our apartment. We only had 1 window in our whole living area and no windows in the bathroom, making it feel like a prison. Therefore, we had the lights running 24/7 which made it feel like we were wasting electricity and just made it have a really weird vibe. Another thing we noticed was how slow the WiFi was, it was running at about 4 MB per second on average. If anyone knows about internet speeds, that is absolutely ridiculous for a unit that cost about $62,000 a year. In other words, you could get better WiFi at McDonald’s. I read all the reviews on here and some of them are very accurate and line up with what my roommates and I experienced. The washer and dryer are noisy as hell, the dishwasher sometimes doesn’t clean the dishes well and we had to run in again. When we moved into our apartment it was clear that whoever cleaned or tried to clean the apartment did not have any attention to detail. For example, under the couches were not clean and the carpet in my room had black stains. So people who are living there expect some additional cleaning when you move in. The parking situation is pretty bad if you have a car. You’ll need to pay around $1000 for the year to get parking anywhere close to Madcom. The other thing my roommates and I noticed is how nothing dried well in the apartment, after taking a shower it would take all day and night for your towel to air dry. If you are living there I would also recommend not hanging stuff up on the walls with command strips because the paint they use is very cheap and it just comes right off if you are not careful. I really don’t think anyone living in Madbury Commons would give a 5 star review because 5 stars means perfect and let me tell you Madbury Commons is far from perfect. I really wish I could give a higher rating but because of all the above stated problems and additional ones that I could write pages upon pages about, it warrants this rating. Nothing more and nothing less. PS. This basically sums up Madbury Commons, the security deposit refund form says we only had 4 tenants and we had 5. Great job Golden Goose Property Management!!

We have implemented new sets of operations and safety procedures to keep our residents safe. We have required masks to be worn by anyone walking outside and throughout the halls of our properties, increased our security team staffing, installed hand sanitizer stations throughout the building, made masks available for our residents and staffs use, limited our gym with scheduling software, maintenance entry protocols for safe staff & resident interactions, etc. In effort to limit the spread of COVID-19.

Security is a core focus and no residential property in Durham provides more robust nor more advanced security technology than Madbury Commons. Residents Key-less Electronic Access Systems – entry using proximity cards, Smartphone, Networked integration with external and internal doors. Complete entry record tracking and digital archiving systems. Video Surveillance – IP-based HD cameras are intelligently located in the building, rooftops and at all entrance ways to record the entrance and exit of all persons. The video feeds are monitored in the security offices and are digitally archived for 30 days or longer. Security Team– A dedicated security team is onsite 7 days a week and is based out of our leasing office to provide a physical presence while security responsibilities are being carried out. Individually Locked Bedrooms – Security extends to the individual bedrooms that have individual locks to assure personal privacy and security.

Because Madbury Commons is right next to the University and Downtown, there’s no need for a car for day-to-day use. There is no on-property parking for residents. We have a limited amount of parking spaces available within a 2-5 minute walk or quick shuttle ride on a first-come first-serve basis for an additional fee.

Each resident in an apartment signs an individual lease that is co-signed by a parent or guardian over age 18. By signing an individual lease, students become responsible only for their own rent. If a roommate should leave the apartment, you remain responsible for your rent only.
