The Vermont Landlord Association is an incredibly valuable resource in the community, both to landlords and tenants. As a landlord and member of the real estate community I have come to rely on their expertise and education - which they offer tirelessly. On top of that, Angela Zaikowski is an excellent attorney. She is always professional, honest and great to work with.

I cannot say enough good things about my experiences with Angela and the VLA! I used to struggle with evictions, tenant relations, my rights vs. the tenants rights and so much more. Now, I don't have to worry any longer. I attend educational workshops they put on. I receive and read the newsletter front to back. I can call Angela and get answers without charge... all for a pittance of an annual membership due. No better use of my landlord dollar has been spent to keep me out of courts and to that I have to say thank you to the VLA and Angela Zaikowski!

As a residential lender, I recommend that all my clients who own/ purchase investment properties to work with Angela and her team. The Vermont Landlord Association is an amazing resource and advocate for its members. The group has up-to date forms for members as so much can change with the rules the State places on rental properties.

Is there procedure for landlord to report to credit bureaus tenant who is delinquent in paying his rent?

There are two methods for this: 1) to obtain a judgment order against a tenant for the rent that is owed. The judgment order will be picked up by credit reporting agencies. 2) Submit the rent owed to a collection agency The only method for reporting late payments of rent is to use a rent payment system such as Rent Track, which has the ability to report directly to credit reporting agencies.

What is the minimum temperature apartments must be kept at?

The Vermont Rental Housing Health Code requires that a rental unit have the ability to heat to least 65 degrees when the outside temperature is at 55 degrees or below. Some leases require a minimum temperature in the unit to prevent pipes from freezing.
