We bought our home in April and moved in August. We love this lifestyle. Patty was our sales agent and our closing went quick and easy. However, we've heard from a number of new residents that most of the sales staff are lacking home sale knowledge and often times either stretch the truth or outright lie when asked a question. Most of the new residents we have met all agree that the sales staff are basically used car sales people, and have no real estate knowledge what so ever. So, if you are thinking of buying here, be weary of everything the sales staff tell you and get everything in writing. Once you purchase a home and don't need to deal with the sales staff, the lifestyle is awesome!

Cypress Lakes is great place to retire to. There is wildlife like the gator shown in the picture below. The homes are nice and there is a large community center with many sports such as pickle ball, tennis, and a pool plus a pool for swimming laps which is two pools. You can exercise in the fitness center, or get something from their big cypress Grill which actually has very good food. Another fun touch is that many people have golf carts and golf carts are very fun to drive. It’s very nice and definitely a recommended place if you are looking to retire in Florida. Also it doesn’t get hit hard by hurricanes so that is another nice thing

Probably not if that's your only form of income. Cypress Lakes is a extremely nice high end community. I think you might find it a little pricey. But worth every penny. The people are great. The club house is great. The golf course is great. The restaurant is great. Almost a perfect community.
They told me but I can't remember who it was he owns a bunch of property everybody I talk to says he's a good guy the place is really nice so he keeps it up
We offer a few options ... The majority of homes include a land-lease fee that starts in the upper $600s per month and range depending on the lot location. Fees include trash, lawn mowing, community maintenance, amenities and activities. A small section of homes include a purchased-land fee of $308 per month with the same inclusions noted above. Credit score does not play that much of a role, although a part of it along with background check to sign the land lease. Money down is based on bank regulations and policies for securing financing of a home. Cypress Lakes does not make the loans, but can probably help with sources for funding a home if not able to pay cash. You actually can be as young as 40 and live here...depends on the 80/20 ratio. Best to go into the sales office and inquire. Hope that helps.

Residents own there homes community-wide. The majority of the community is considered leased land, where residents do not own the land their homes sit on foregoing 100% of the property taxes and keeping initial purchase costs much lower - here they pay a monthly lot lease/community maintenance fee. There is a small section within the community where residents can purchase their land in addition to their home - here they are responsible for 100% of the property taxes and they do pay a monthly community maintenance fee.

I am not really familiar with both of these but if they are using lease land fee for maintenance. It doesn't sound correct. HOA is the home owner association which should cover maintenance. Lease land fee sounds like an extra charge like taxes. It also sounds like you don't own the land you are just leasing it.
