Living here has been a way to feel safe in a huge city. I came from out of state and I have always felt welcomed. The amenities are amazing and well kept and and the parking was never a hassle.

I used to like this place a lot, however such a drama thing happened after I move out and transfer the lease to somebody else since March! They called me a week ago and states that I am still on that lease because they are no longer to find the paper contract I signed with them in person in the office, so they are not able to remove myself from my lease! So if the current resident don’t pay their rent, they will let me to pay that… but seriously? I have move out since March and signed in the office! I tried to call them over 20 times a day, and the my other friend call them 10 times in the last week, and also walk to the office. Still not able to talk with anyone in the office… is there anyone who actually working there? After you leave this comment, I made another 10 calls, none of them been picked up, how can I contact you

I am renter here. If you considering moving here, don't! There are numerous issues with what should be standard features of any apartment complex. The first and the worst is there is absolutely NO visitor parking. I don't mean just one or two spots. I mean NONE available to residents' guests. To be fair, there are six to eight spots that are marked "Visitor" but if your guest should find one open, they will most certainly be verbally accosted by a resident of the nearest building claiming the spot is assigned. I had one guest that was physically threatened unless she moved her car. The only place to park is the nearby shopping centre that is a quarter mile away and tows cars after 2 hours. Ever tried walking uphill in 100+ degree heat? There is not even street parking as it too is filled with residents' cars that are haphazardly parked. The property managers do not limit the numbers of cars residents have by issuing park permits. When confronted about this situation, they say there is nothing they can do and ignore the numerous complaints. They don't even disclose this condition when pushing the apartments on prospective residents. If you want to have family and friends over, you will have to hire Uber or Lyft to shuttle your guests as I have done twice this year. Another issue is that there are shared utilities, one of which is a charge for trash removal. This charge is expected but the way they calculate it is unfair and maybe even fraudulent. The total cost of trash removal is divided by the total numbers of occupants in the complex at any given time according to the onsite manager (Sion?). This means if there are empty apartments the cost goes up for the other tenants. So we pay more despite having no control over how many empty apartments there are. But we are being penalized with higher utility costs because the managers cannot rent the apartments. Finally there are constant issues with the exit gate onto Central Avenue. It is inoperable more that not. This presents a major safety issue as there are only two gates separated by a quarter of a mile. If there was a catastrophe blocking the main gate and the lower gate was not working (as is to be expected) there is no way out of the complex in a vehicle. The rent is much higher than average for Canyon Crest. The managers claim this is because they are luxury apartments unlike others in the areas. This claim is dubious at best but, assuming it to be true, it doesn't matter because you can't have guests over to your apartment due to the lack of visitor parking and you will pay for utilities for empty apartments. Unless you want to live in a place in which you cannot easily host guests, that unfairly charges for utilities, and is unsafe, I advise you go down the road and look at any of the other apartments complexes in the area. There are plenty of great places on offer.

I own property next door to this complex and it has caused nothing but problems for myself and other homeowners. The parking situation at The Trails is unacceptable and out of control. I talk to renters from The Trails often and they inform me of the lack of parking for them and their guests. Their vehicles have been towed from inside the property, they sometimes have to park down the street at Ralphs and if they do find a parking in the cul de sac outside the complex, their car windows get broken. People are forced to make their own parking, sometimes parking on the sidewalk, along red-painted curbs, in front of fire hydrants, or at the corner of Quail Run Rd and Central Ave, literally sticking out into the heavily trafficked street that is Central Ave. My HOA and property manager have tried to speak with The Trails management about the problems they have brought us, mostly regarding parking, but they have not been helpful at all. I constantly tell renters at The Trails to contact their management office about the ongoing parking situation, but they too get no help. I would not recommend that anyone with more than one vehicle rent here. The deposit, rent, and parking spot rent is way too high to be having to live with these problems.
