Unfortunately our experience was one of being lied to, and then being told it was just a misunderstanding... twice! Got an offer from John Medina buys houses, signed the purchase agreement with them. We went through their 13 point purchase agreement on a group phone call, and I had a few questions answered about these points. One of them was the right to inspect. I asked what that meant, and was told that someone from there team would be walking through to check things out etc... I asked if this would be an inspection, they said no, and that it was just an informal thing. No one would be climbing on the roof, or anything like that. Few days later an inspector called me and was asking for access to the property. I called John Medina's team and they told me I was misunderstanding them. The team also reassured me that this inspection was just for their records. They had plans to keep the house long term, and wanted the inspection. I was also told that this would not lower the price they had offered me in our purchase agreement. A few days later, I got a message and email that they were decreasing the offer from $285k to $270k. I pushed back and they said they weren't budging on the price and that there must have been another misunderstanding on my part. I pushed back once more, and they decided that they were gonna back outta the deal! I'm a nurse -too busy, and not wealthy enough to be dealing with this by hiring a lawyer to enforce our agreement. I feel as though I've been greatly taken advantage of, and have little to no recourse in this situation. I feels like these big home buying entities know that they have us little guys over a barrel, and that's part of the strategy. I highly recommend staying away from John Medina Buys Houses. Update: I was able to talk to Mr. Medina himself. Very nice guy, and he really did listen to my issues. We talked for a while, and the in the end he told me I was being too literal, and that he would not change his mind. In my opinion: contracts are literal. I am not a professional real estate person, and in the end, I can only go off of what I'm told by them... and I was somehow supposed to know not to take what they say literally. The good news for me is that I have another potential buyer, and my instincts were good: I was being lowballed. This ordeal was a headache I didn't need in my life.
