I very seldom write a review but when I have such a great experience, I have to let people know. Bryan Van Heusen Legacy Real Estates & Associates was my Realtor and he and his team were just wonderful, professional, knowledgeable, and always calm. His team took such incredible care while considering our needs when we sold our Oakland home & I am so very grateful to them. We sold our home In a short period of time. We had such a smooth and seamless experience. They communicated with me every step of the way and I did not have to call and ask anything from them the entire process. Thanks again for your super dedication and kindness. Brian is the Best Realtor ever! Rodolfo and Bibi Soto

Bryan and his team went above and beyond what I would ever expect from a real estate professional. Just as we were preparing to move cross country and list our home for sale we had a roof leak that damaged our hardwood and ceiling. Naturally we thought we would have to delay and reschedule all of our travel plans until the repairs were made but Bryan stepped in and took care of managing all of the work that needed to be done while we continued with our relocation. He not only ensured the quality of the work but also, the timing, safety and budget. Finally, we just closed on our home setting a new neighborhood price per square foot record. There is no way that would have been possible without Bryan's hard work. Bryan is a fantastic agent and a trustworthy person to boot. Thanks again Bryan!

We had a wonderful experience working with Bryan as our realtor to sell our condominium home. We had to leave our home to move out of state, so we left everything in Bryan's hand to take care. Bryan took care of each and every thing personally, starting from inspecting the whole property, up to making it ready for listing. As our listing agent, Bryan did excellent work with strategizing, time to market, marketing and advertising to ensure maximum possible reach to the potential buyers, getting offers, and finally driving the whole process towards the closing. We would recommend Bryan as one of the best in the business.

We were looking to buy a house in Bay Area and I must say we had the best buying experience, thanks to Bryan. He is so prompt with his responses, we never had to wait for over 5 mins! We had experiences with other agents too and had spoken to a couple of them - Bryan clearly stood out! He got us a great deal on mortgage through his lender that saved us $400 in monthly payments (this beat our pre-approvals from other lenders!). Bryan and his team, are all razor focused on outcomes and customer service. They also work with a great level of integrity. Never seen folks so committed to work. While we ran into some delays from seller on closing date, Bryan helped us through the process and also got us some freebies from the seller. We recommend working with Bryan to make your journey smooth.

The goal is to make your home as appealing as possible to the most potential buyers, before photos of your home are taken. Staging your home can include anything from redecorating to rearranging furniture, cleaning or other aesthetic strategies to present the home in the best possible light. You can do it yourself, have your real estate agent guide you, or hire a staging company.
In most cases, the buyer pays for the home inspection.
If someone is selling a home that needs repairs - yet chooses not to fix them - they may choose to list a property as-is. Disclosures and inspections are typical steps in the process. In an as-is sale, a buyer is willingly purchasing the home in its current state with full knowledge of its condition.
When selling a property, it is incumbent upon the seller to disclose any details about the home that might negatively affect its value.
Factors such as the time of year and market conditions play a big role in how quickly a property sells. How you price, market and stage your home are also very important variables that will affect how long a home remains on the market.
Any fixture that is ‘attached’ or built into the house typically remains. For example, if your house has built-in bookshelves, they typically stay with the house. The same is true of kitchen or bathroom fixtures, and fireplaces. Exceptions and details can be discussed during the negotiation process.
There are many factors that affect the housing market, but understanding what to expect - and being prepared beforehand - can make buying and selling a property at the same time possible.
A professional appraiser will inspect a property and compare it to other similar homes in the area. From there, a fair market value is determined. Unless you plan on paying all cash for a property, you will likely need a home appraisal.
A real estate agent is paid as part of the closing costs, which comes out of the sale proceeds at the end of the process.
Your first step is to hire a real estate agent you trust. Together, you will set an asking price, prepare your home for listing, list and market your property, negotiate an offer, and close on the sale.
Sharing particular information when connecting with a real estate agent can help give you an idea of your home’s value in today’s market. The in-person expertise of a real estate agent will give you a more accurate opinion of your home’s value.
