They would literally charge you for air if they could. This place is not worth what they charge for rent. The hallways are always scattered with trash, there is always broken glass in the parking lot, you can literally hear everything your neighbors do, and there is absolutely no insulation so it is always freezing in the winter. They also take forever to fix anything. We had to put in a ticket for our shower several times and it still took 6+ months for them to even do anything about it. However, they made sure to continue charging us a maintenence fee the entire time they weren't doing anything about our issue. Then when our lease expired, instead of rent going up the usual $50, these clowns tried to raise our rent be $400+ for a small one bedroom apartment. So, we ended up moving to a cheaper 2 bedroom duplex where you can't hear your neighbors screaming at each other. We had moved everything out and cleaned everything. The apartment was spotless. And now they're saying they charge everyone a $150 clean up fee when they move out. For what exactly? We cleaned everything for them, so now they have $150 of free money for not doing anything. This place is trash and is not worth the rent or the headache. Don't rent from them if you have a choice.

I honestly do not recommend. Staff is pretty nice from my experience with them, but walls and floors are super thin you can hear every movement from your neighbors!! Roaches are bad and the hallways do not get cleaned also can smell unpleasant odors... a lot of times animal pee is on the elevator from people not cleaning up after their pets!!! even though they “remodeled” it is not worth what they are charging for rent. They even went up on the payments for people’s apartments who aren’t renovated. So I’m paying the NEW remodeled price for an older model apartment.

Wonderful staff and maintenance crew. Debbie and Sean are always pleasant, professional and helpful. Anytime I have a repair, which is rare- the maintenance staff take care of all issues promptly and professionally. I have a gorgeous apartment and love living at Royal Arms. The location is hands down the best in Chattanooga. Close to I-24 and 75. The value for the style apartment I have— is bar none!!! Thanks Debbie again ...for helping me last week with the questions in my lease agreement. I think many people leave poor reviews because they don’t get their way or don’t want to follow the rules of the lease. People need to be adults and read their lease before whining about the wrongs- and then use online retaliation “like children.” Love my apartment. I’ve lived her 6 months.

This place is terrible. We had good and bad neighbors, but that's normal for any apartment. No, this place is terrible because of the people who work in the office and the ways they handle everything poorly. The grounds and buildings aren't the worst in the world, but they are old and have some issues. Bugs, mold, and poor handling of problems. They think some paint will fix it. It took over a month before they came to look at our shower wall, which had buckled inward. They thought it would be an easy fix. There was mold and water damage behind the whole wall, all of which had to be replaced by a third-party contractor. We lived there for two years and it was pretty miserable after a short while. Our water heater broke and flooded the apartment below us, and they didn't even bother to give us a call to tell us. We came home to the maintenance man fixing a problem that we never knew existed. They also didn't check for water damage or mold after that incident. It's been two years and they've only remodeled half of the building next to us (already renting out the units while they hammer away at the unfinished half, and those people think they got a good deal, nope). They don't provide dog waste stations to every building, which is unfair while expecting you to clean up every time. Not everyone, or their dog, can walk to another building or to the dumpsters. So unprofessional. And finally, we are leaving and they didn't think to remind us of the fact that their unhelpful third party who puts together the rent and utility bills operates two months late. So when you pay January rent, for example, the utilities included are actually for November! We just found out, the day before our lease is up and we leave this place, that we now owe them for 2 months of utilities. They take the time to print out little annoying letter about small problems, but can't think to explain this kind of last minute charge to residents who are leaving? That would be too inconvenient, plus they probably have more residents than they can keep track of and just let most slip through the cracks when it comes to common sense, courtesy, and due diligence. We didn't matter to the office staff when we did live there, so we certainly don't matter to them now that we're leaving. Can't wait to see how much money they want from us after we're officially gone and they start listing all the non-existent damages, which certainly will be more expensive than our security deposit. At this point, I am almost willing to pay just to be rid of this terrible place. Please keep searching, this is the last place you want to live. The price is low because it's just not worth much more. Great location though, that's about all I liked about this place.
