Do not move here. To begin with you would have to pay for water, and if the water is not paid on time through the actual water company the water balance would then be transferred to your rent balance for the coming month. In addition a late fee would also be added. There’s also a renters insurance fee each month. Basically, a $70 increase each month for rent between water and insurance fees being added to rent. The property manager would tell you to pay through water company app but they changed companies a few times and for some reason you don’t receive the actual bill in the mail nor emails. The security at front gate only harasses actual tenants. Everyone else is allowed to enter the property freely. There’s constantly groups of young kids driving at high rates of speeds through the parking lot. Very dangerous if you have small kids. There was few incidents with parked cars being ran into by these groups of kids. Leasing office was notified and nothing changed. The hallways and stairs was always dirty, cleanings happened very few in between. There is a good community of ducks that roam the property leaving behind duck droppings everywhere. During hurricane season the property did not put up shutters although having brackets installed on windows. When leasing manager was asked about the storm shutters, we was told there was no shutters. Every man for themselves. My unit and several of my neighbors would frequently develop mold growth and leasing office would only come spray a concentrated bleach on the mold. The mold would return shortly. This mold would damage clothing and anything in its path. The leasing manager is never available no matter how many times you call. Basically you would have to stop what your doing in your busy day to physically appear at the office in hopes of speaking to someone. And even then you may not get the chance because they are never available. Probably, showing the property to potential renter is what they would say. My rent fee changed several time due to not being on lease but I could never get a detailed breakdown from leasing manager because they was never available resulting in late fees and countless 3 day notices. Whenever it rains the water would gather at bottom of stairs making it impossible to leave without having to step in ankle high water. Do not move here. I repeat DO NOT MOVE HERE!

Trash Is Always In The Apartment Hallways Every Time You Come Home. They Got A Lazy Cleaning Crew That Do Not Work Hardly At All. All They Do Is Talk Instead Of Keeping The Community Clean. The Security Not Real Security Anybody Who Don’t Live Here Can Come Into The Apartments To Do Whatever. The Front Gates Make Extremely Loud Noise All Day And All Night Because They Are Rusty. Instead Of Fixing It The Don’t Care But Want Rent Money. People Always Hanging In The Parking Lot Late Hours In Large Groups Playing Music / Smoking Weed / Horse Playing You Name It. Security Is Nothing But A Big Front Bad Place If You Decide To Live Here Don’t Do It. It’s Only 1 Step Up From The Projects Move Else Where To Save Your Selves The Trouble It’s Very Ghetto & Unsafe. Seriously Thinking About Breaking The Lease Any Day Now Seems Like I’m Surrounded Around A Bunch Of Section 8 Tenants. We Pay Cash Every Month & This Neighborhood Is For The Low Life Now That I Can See It Clearly. If I Could Give A 0 Star ⭐️ I Would Instead Of A 1 Star ⭐️ They Don’t Deserve Any Star ⭐️

I thought I had finally found my dream place to rent and live in with my kids. Everything was going good when i needed something fixed maintenance would come within the same day or the next day. I have to say after a year everything has gone down hill its like Management don't care of residents needs and issues. Its going on four months since the washer machines in Building A have been broken on all floors! The only reason the one on the first floor is working is because they FINALLY decided to fix it a month ago! The appliances and house items stay falling apart. For instance the towel holder is so week after putting a towel on it once or twice it falls down off the screws! Call maintenance they put up another one same outcome so the bathroom is just without a shower bar and the screws have fallen off of all the closet doors. Its like they go and choose the cheapest appliances and material to put in a unit to call a family safe friendly home...... um NOT!!!! Its sad I am on my last trimester of my pregnancy and have to pack up my clothes along with my kids clothes to go and wash at a laundry facility or at a family members home. Which doesn't make sense when i have one exactly across from my unit and can't use it because Management and staff can care less!

I am a current resident at sunshine lakes apartments, I’ve lived her since 2008 and over the years I’ve seen plenty of changes, none of them for the better. First off, the rent is too high for the lack of service and amenities. The security guards at the gate allow everyone to enter on the premises. The rent is too high. The only good thing about the location of this property is the fact that the surrounding schools are exceptional, that is the only reason I’ve stayed so long. Did I mention the rent is too high. It goes up every year at lease $60. If I’m paying $1300 a month, I honestly expect better service. Evertime something breaks in my apartment I informed management. Yet when the maintenance staff finally shows up they are quick to patch not fix the problem thus creating and on going cycle that involves the same problem. This will be my last year renting here. You guys lost a loyal resident. Oh yeah let’s not forget about the family of raccoons that like to roam around people apartment day and night.
