Was skeptical after reading reviews, and I already booked a spot for 4 days. I will absolutely say disregard the negative reviews about crackhead and all. Yes spots are a little tight., but understand its in town. But I will say wife and I were absolutely amazed how friendly everyone was, very clean everywhere. Staff were amazing. We would definitely camp here again. Beautiful, quiet and within walking distance of all the shops in Manitou springs, plus a public transportation stop right out front. We truly are thankful we didn't take negative reviews in account. No idea of past ownership, but new ownership is doing an amazing job, and they did amazing job with staff, thank you from the Bray family, we are having an amazing time. And hope too be back next year for the pikes peak racing season.

Came here to do some outdoor photography. It was me and my BIL and we were just tent camping. The lady that checked us in, Kim, has got to be one of the absolute most wonderful people I've ever met. One of the nights we were here it was kinda windy and rained a little harder than normal. She made it a point to come over and check on us and offered to let us stay in the office if needed so we'd be safe. The grounds are clean and the bathroom is really nice, too. Turns out she's also a comic con nerd like myself so we had some great conversation as well! I plan on coming back out over Labor Day with the wife and kids and will 100% be staying here again! Fantastic experience!

We had the best experience. We only had a rooftop tent so not much space was needed. Even though you’re close to your neighbors everyone seemed to either mind their own or be super friendly. The staff was wonderful and the sweetest people. The trail behind the campground is pretty and it’s super close to everything. They have a cute lobby with free coffee and snacks, and the bathrooms are very nice and cleaned daily.

They were absolutely wonderful and accommodating to us showing up late night. $50 for the night and the residents that lived there were nice and kept quiet at night so we slept well. They're animal friendly as well. The woman in the office that lives on site - never caught her name unfortunately! - was absolutely wonderful and kind. Even made us coffee to warm up in the morning! There's full bathrooms available, including hot showers, and kept clean. Sites we're maintained well, even though we showed up after an ice storm Hahaha. 10/10 will return again if we ever head back out this way from Tennessee.

Yes, we have monthly site still available for $1000-$1200 a month everything included: sewer, water, electric, cable, wifi. We also have a laundry room and showers/restrooms. dog run with a creek running through the property.

As long as you can pass a background check and have a 2010 RV or newer, monthly rates are around 1000 a month. Watch out for Lindsay . She is the Blonde manager... And Satan , as well. Js
You should check with the campground. The sites are tight but you can possibly be accomadated closer to the home site.
We were there last month and it was $66.62 per night for 6 nights, we have a 35 ft RV
Unfortunately, the biggest the park can take (comfortably) is a 38ft, as it was built in the 60s when RVs were a bit smaller. They do have one pull through that may be available depending on the dates you're looking for. The office opens at 7am. Feel free to give them a call tomorrow to see if the dates you're looking for are available.
