Really confused about this place as I write my final review before moving. We began our adventure about a year and a half ago here and it was a gem. Great staff and clean, safe, building. NONE of that is true anymore sadly. There’s constantly fights and break ins so people are adding extra cameras in hallways and in doors…it’s gotten scary. There’s a lot of random travelers and people around the city walking around the building because it’s often used as an Air B&B host site which has just increased the amount of cockroaches and ants around the building and noise levels have been through the roof. If you’re looking for a weekend stay then maybe this is your place but stay away if you’re looking for an apartment!

If you’re thinking of submitting an application for this place, beware that they require a $1000 “security deposit” on top of their application fee when you submit an application, and they will not return that deposit back to you if you decline to move in. If you’re like me and don’t read the fine print, it’s not clear that the “security deposit” is nonrefundable. I submitted an application 12 days before my move in date, and they took 5 days to get back to me. On day 5, I called 5 times to withdraw my application but they didn’t pick up, and later that day they called me to tell me that I was approved. By that time, I had already signed with another place, and 923 refused to return the $1000.

I had the pleasure of living at 923 Folsom Apartments for 2+ years before relocating out of state. During my time I absolutely loved 923 Folsom! First off, the staff (Nick, Janelle, and Ryan) and the Maintenance Team are amazing! They go above and beyond to accommodate your requests and are always welcoming and warm. The building itself has great amenities. A HUGE rooftop deck, great fitness center, TV lounge with pool table & shuffle board, bike repair shop, working space... Also, the building is pet friendly with a pet spa and big size grass dog walk/run area on the roof (pictured below). Residents are friendly and the staff puts on monthly events, which were always a good time. We felt lucky to have such wonderful neighbors! The location is in the heart of SoMa, so it is extremely walkable for everything. (Whole Foods, Target, Trader Joes, Restaurants/Bars, and BART) Building has Security on-site doing walkthroughs throughout the evening. We never had an issue and always felt safe. Love this apartment, staff, and location! Thanks again Nick, Janelle, and Ryan!!!

Bike storage is available. The first bike for each apartment is complimentary. Additional bike storage is available at $25 per month. You can also fix up your bike in the Workshop whenever it needs a tune up!
The Whole Foods on 4th St is just a short walk away!
We love furry friends! There is a $500 refundable pet deposit and monthly pet rent of $75 per animal. Each home is allowed up to 2 pets. Breed restrictions do apply.
All apartments come with in-unit laundry.
We offer parking to residents when available. Parking starts at $400 per month.
