UPDATE 02/28: If my previous review was not enough to deter any future residents now the Canyons has decided to close the pool and spa for 10 weeks with "delays possible" for plastering and without any reduction in rent. One of the major selling points of this complex is the pool and jacuzzi and now any tenant who signed a lease that overlaps with these renovations will lose access for 1/5th of their lease term. I understand that repairs are unavoidable but removing access to the main amenity of the complex without any compensation is unfair. This a just another example for prospective tenants of the way the Canyons treats its residents. 01/03 Really disappointed with this complex and would stay away for anyone looking. We have had numerous issues but most recently we were charged a $200 late fee for rent being 1 day outside the grace period. My fiance got COVID over the weekend and the grace period was over January 1st which is a national holiday. It's generally been a stressful couple days and I assumed having never been late on rent the front desk would be understanding. I called the front desk to ask for an exception as a tenant that has never been late on rent and was refused. Feels pretty heartless to have 0 flexibility even with documentation of a personal emergency, a perfect payment record and the fee is egregious.

It breaks my heart to write this review. I was really hoping to turn my experience at The Canyons around but, unfortunately, it was one fail after the other. I moved in during the height of Covid. Upon arrival, the apartment was filthy, including what looked like dried milk stained down the side of a cabinet, dried egg on the floor, dog fur everywhere, a broken cupboard, and a broken floorboard. A friend and I had to scrub the place top to bottom before bringing my stuff in. When the office sent someone to “redo” the cleaning, it entailed a broom and container of Clorox wipes, a moot point as we had already redone everything so I could get my belongings in. A few months later I needed more space to work from home and transferred to a two bedroom within the development. Emma in the office was a sweetheart through the process (unfortunately, Emma was the kindest one there and no longer works there). Given my first experience, I spoke with the office in advance to ensure the apartment would be clean. Once again, I found a completely dirty apartment waiting for me and once again needed to scrub it top to bottom before move in. I recently moved out because my lease was up and I got a house for more space. It was my hope that the move out process would go smoothly to avoid having to leave a negative review. Unfortunately, that was not the case. I had maintenance do a walk through prior to my move out to ensure I wouldn’t come across additional charges. His exact words were: “Just wipe down the bathrooms and kitchen and you won’t be charged for anything.” Instead of just wiping down, my partner and I did a thorough cleaning before move out. Once I returned my keys, I was told I was being charged both a cleaning fee and a $500 damage fee to replace a “crack in the stove top.” I asked for pictures of both, as the apartment had been cleaning prior to move out and the stove had been recently used by my assistant, cleaning lady, partner, AND inspected by their own maintenance man, all of whom did not see a crack. When I requested pictures, I was sent the following: -The INSIDE of my dishwasher -UNDER my kitchen sink (which I’m unclear what was wrong with it) -A top cabinet where I simply missed a cup top -A surface level normal-wear scratch to the stove top which could easily be buffed out-in no way a $500 replacement “crack” In good faith, I offered to meet them in the middle to be done with the ordeal and it was refused. The Canyons’ grounds are beautiful. Unfortunately, that’s where it stops. The office staff-with the exception of Emma who is no longer there-was rude every step of the way, the apartments, in my experience, are dirty upon move in (ESPECIALLY during times of Covid this is not safe), and they will nickel and dime you at move out. I loved the view from my apartment. That’s about the. Only positive experience I can find about my stay there. I’m sure the office will counter this review. Know that it is my honest from the heart experience not intended to “trash” anyone but to potentially save someone else from the frustration I experienced.

I've lived here for almost 2 years and cannot express enough how much I have enjoyed the experience. It is a safe community, all appliances are still working almost 2 years later (with the exception of a few lightbulbs that needed replacing), and the views still amaze me everyday. Maintenance men and front office staff are friendly, helpful, and responsive. Knock on wood but we have not experienced one issue since moving in! This is definitely the nicest apartment complex you will find in Tucson.

I have lived at The Canyons at Linda Vista Trail for 2 and a half years and I have loved every second of it. The staff quickly became like family and took care of every single issue we ever had. Swift action was taken with any complaint or concern me and my roommate had. You can tell Emma and Linda truly care about their tenants and work tirelessly to answer any questions and alleviate any concern. If I hadn't had to move due to a job relocation I would have stayed there another five years. Cannot do better for the price and the location. If I could give it 6 stars I would. Truly incredible people and an even better place to live.
