Very disappointing, about six years ago this used to be a nice place to live, now there’s trash everywhere.. no trash cans for the children to throw away the trash when they’re outside playing , let alone stay away from the numerous people who wander into our complex smoking marijuana and also selling it , I was fortunate enough to get a unit that had some upgrades but a family member of mine & many other residence I know are having such a terrible experiences and I’ve seen firsthand such as roaches , plumbing problems and so much more. They claim to have security but I haven’t seen them secure anything!! it has become very dangerous place to live and unfortunately most of us don’t have the luxury to just up and leave. I am thankful That they have a maintenance manager who is present and tries hard to meet our needs, but he is just one man, management really needs to care as much as he does or at least get him some help around here. CROSSWINDS PLEASE GET IT TOGETHER! Your residence deserve a safe , clean , & functional place to live.

When I first moved in I didn’t have many issues, however, over the last several months Crosswinds has become very disappointing. I am especially disappointed with The Franklin Johnston Group, who took over in December 2021, because it became impossible to get in contact with the front office. They kept the office door locked all day so residents could not go in, they did not answer the phones, and they did not reply back to emails, which they claim is the best way to contact them. To address their lack of communication, the leasing office sent out snarky, poorly written notices to residents and insisted that email is the best form of contact, despite the fact that they did not reply to emails. I am not sure if they have gotten better with communication, but I am honestly so turned off by their unprofessional behavior that I do not even try talking to them anymore. They are fantastic at communicating (via letters) to remind residents to pay their rent and utilities, though. The apartment units are falling apart and I see that Crosswinds is making external upgrades, but to my knowledge they have no plans to repair the inside of the units. The biggest safety issues come from residents and the visitors they invite. These visitors are allowed to park anywhere they want until 9pm, which is ridiculous considering they do not pay to live here, and often stay overnight or for days at a time. At least every other week there are domestic fights, some of which result in paramedics and police getting involved, and to my knowledge there have been 2 incidences, including a drive-by, involving someone getting shot. There are groups of boys who sit inside the building hallways at night smoking weed, being loud, and vandalizing the buildings. Sometimes these boys will start fights with other people in the parking lot or behind the buildings at night. I could deal with all of these issues if Crosswinds at least maintained affordable rent, however, they increased rent by almost $30 last year and I anticipate they will continue to increase rent $20-30 this year, despite the declining condition of the units and the problems I listed above. I will say the only great thing about Crosswinds is the maintenance supervisor, who is probably the only employee that genuinely cares about the residents and the upkeep of the property.

If they ever take your deposit for what's deemed normal wear and tear in the state of Virginia (LIKE CARPET) and you want to take them to court...do NOT file the claim under Lawson Realty and make the same mistake I made. Instead, look at the details in your actual lease to see who your agreement is with. It should be the name of another apartment complex which is what they were called BEFORE they were Crosswinds. Google the Virginia law for items deemed as normal wear and tear....

DO NOT move here! I have been living at Crosswinds since November 2017 and the water bills have been outrageous ranging well over $100 a month, RIDICULOUS for one person living in the apartment. So expect your total monthly payment to be close to or over $1000 and this is suppose to be affordable housing. When you call to inquire why it is so high all you receive is sarcasm. For the past couple months I’ve had an animal ,not sure what kind, living in my wall and the situation has yet to be rectified. It scratches on the wall all times of the night and can even be heard running across the ceiling. I’ve had one person call that I’ve spoken with, but has yet to show up or set an appointment. The bathtub is horrible!! I’ve complained of mold, only to come home and it’s only been caulked to cover it. The glazing is horrible the tub/wall has peeled so badly it needs to be replaced, still have not received a return call from the Regional Property Manager whom I left messages for numerous times. If you are looking for “affordable living” which is actually affordable and wish to be managed by an office staff ,who is barely there, that actually cares about how you spend your hard earned money, this is not the place for you!

The apartments here are not based on your income. There are minimum income requirements that must be met. We do also have income limits.
