Moved here last summer (July 2022) and would happily still be there if my situation hadn't changed! I loved it and would recommend it to anyone looking in Syracuse. Quiet neighborhood, residential, grassy backyard with a fence that had neighbors' gardens on the other side. My apt was clean and bright, natural light in every room even the smaller bedroom. Tiny bathroom but nbd, also my roommate's bedroom door didn't shut quite all the way. Definitely really hot in the winter. I didn't have a car but my roommate did and afaik she never had any problems with parking in the lot. Shopping plaza right around the corner, also just a short walk away from James St. Alyssa was very responsive and helpful, only problem I had was when someone came to connect my gas and she wasn't in the office so I had to wait an extra day. Other residents seemed friendly and respectful. I really can't say enough good about this place, I hope my positive experience helps someone to decide to live there!

I'm paying $855 for The Waterford style apt right now in April 2022, and I see it advertised for $920. THERE HAVE BEEN NO RENOVATIONS IN ANY OF THE APTS, THERE IS NO REASON FOR THEM BEING SO EXPENSIVE, THERE ARE MANY EMPTY APTS STILL! You will pay market competitive rent for an outdated, aggressively mis-managed apartment. The office isn't staffed on the weekend and the personnel do not care what occurs on weekends, like having heat on 24/7 despite temps being very high (mid 80s) for multiple days in a row. This is negligence! The other amenities you can look forward to when you live here: if you live at 220 Dorchester, the tenant in 1C allows her senior dog to howl for hours more afternoons/ nights of the week than not. The howling ranges from 4p-midnight and management DOES NOT CARE. Your door may not fully latch (security issue) and after numerous maintenance requests, they will just stop coming and you learn to dead-bolt the door 24/7 instead of having a latching door. You will input maintenance requests and never get feedback that the work was completed or looked into. Most of the time it seems to be ignored or maybe "unresolvable", who knows! The bathrooms are all unrenovated from the 70s. My sink barely hits my mid-thigh it's so low to the ground. And there is very low water pressure/flow from every faucet. The apartments have no air flow due to their configuration and small, setback windows. The brick building absorbs heat all summer (low 90s in the apts without a window A/C!), making it so the buildings don't cool once the sun goes down but rather bake the tenants inside constantly. Which brings us to the heating situation! The heat is free and radiator/boiler heat. Management claims they cannot control the temperature or cycle the boiler on-off (off during hot spring or autumn days). Having lived in a house with an ASBESTOS covered boiler, this is just plain wrong. You can turn a boiler on-off, especially if we're considering over the course of a 3-day "heatwave". Their refusal to turn the boiler off likely means they're not maintaining the boiler or are trying to minimize utilities cost. A clear example of this place considering money over tenant comfort. But what the refusal to turn the boiler off means is that they constantly have the heat blasting in Spring and Autumn, despite temps in the 60s-70s. It also means you have to open windows in the winter because the radiators are SO HOT. You will want a humidifier as well. Finally, anytime you call the office they do not answer. And when you walk down to talk to them in person, the only two women in the office always give the same rhetoric on how they are basically not empowered to do anything about your complaint, and we're at the mercy of the outdated equipment and buildings. My last amenity I would like to point out that you can look forward to is that they have no push-notification system setup for tenants. A water main has broken twice and we had no water for 12+hrs and they finally setup a recording when you called the office notifying tenants of no water. Because remember, they don't answer the phone! We have lost heat 3 times and each time, they didn't notify tenants and you had to call/walk to the office and ask what was happening. So, unless you don't care about the conditions of your apartment, I would keep looking for somewhere to live!! Not worth the price!

The heating situation is inconvenient, as you as a tenant cannot turn it on or off. In the summer the buildings are approximately 80-90 degrees all day and night, and if you are on the third floor then it’s the worst. And if you’re allergic to mold, definitely do not live here!!

The good: my apartment is small but cute. The kitchen and flooring has been newly updated. There are several huge closets in each unit. The neighborhood is residential, quiet, and safe. The walls are made of concrete = quiet and well insulated. Less than 10 minutes to downtown without having to get on the highway. Pet friendly. One of the most affordable, nice places I found. The bad: unless you pay to use their parking lot, the free street parking can be annoying. Sometimes you have to park a block away from your building. The kitchen has only a few cabinets and they are small. since the walls are concrete, you need a drill to hang anything on the walls. Heat is included in the rent but you don't have control of when it's turned on/off or the temp. All in all, I'd definitely recommend this place, especially if you want to be close to downtown and you're on a budget.
