We managed one of our (non-local) rental properties in Redland, CA for many years before deciding to find a property manager. We would find Redlands University students by posting the rental listing as well as word of mouth. Many of the years we went without any months vacant (even in the summer time). We would hire local handymen and would do a move in/move out inspection 1 time per year. To alleviate the burden and save the annual trip, we hired Orange Tree. Their management rate is good (7%) and they seemed nice and responsive. Both of those attributes never changed throughout our relationship; however, they did not manage our property well. The rental price they advised and listed was $200 less per month than we were able to secure remotely (5 hours drive time away). The tenant was not screened well and once the tenant stopped paying rent, they allowed someone else on the contract (a family member) without asking us for permission. Once we were finally able to evict the non-paying tenant, 9 months later, we received a check for government aid on behalf of the tenant. The check only covered part of the unpaid rent. I requested Orange Tree not take their 7% fee due to mis-management and how unhappy I was with their service. I was told Alan, the owner, would call me later that day. He never called me and they took their % plus their fees for the eviction process (which did not include our attorney cost of $3,500) and deposited the remainder in my account. I hope there are better Mgt companies out there who will take care of other properties better than Orange Tree. Their mom & pop style of mgt did not suit us well. A nice vendor is not always a good vendor.

This property management establishment is horrible. They had me and my family waiting a whole month just to tell us they chose someone else over us. What was so bad was that they led us on and made it seem like we had the place. After applying, I waited a few days & I called to check up on my application. We were told by Octavio that we were the first applicant for the rental property that was just listed and that we were approved. Octavio said there was nothing to worry about for the rental we applied for. He said the manager loved our application. Octavio also said we had the house and we are just waiting for the landlord to answer because she hasn’t responded back to the company. I also have multiple texts from another women named Lupe, who said everything was fine, but she kept delaying in telling me what was really going on. She would say everything’s fine and that she would let me know what’s going to happen next. Gaps in communication kept a happening. First days and then a week went by before they got back to me. This happened through October. Communication was only ever through text, unless I called the office. Finally, I was told after business hours exactly a month after applying, through a text from Lupe, that they chose another applicant. No emails or calls just a cowardly text. Very unprofessional, dishonest and a shameful way to do business with people looking for places to live.

Use this company if you want to be led on and then told through a text after their business hours, that another applicant was chosen over you. They will confirm that you have the place over the phone , and then text you after you are left wondering for weeks why they haven’t responded back. Poor, poor service. Save the trouble. We wasted a month of not searching for something else because they had us waiting since we were approved and “had the rental”

I lived at an Orange tree Property Management property for 1 and half years. The staff at Orange Tree was always very quick at responding and very made processes very clear. With them, moving in and moving out mid-lease was a piece of cake. 10/10 would recommend to friend.
