It's my DREAM HOME. Rent less than a thousand, INCLUDES electric, heat, water and free access to shared washer/dryer, PLUS huge storage in basement and adorable backdoor patio balcony with garden nook where I can sit, read, sunbathe and feed my HUMMINGBIRDS who visit EVERY Summer morning. It's clean, quiet, friendly neighbors, SAFE cool DIVERSE multi-ethnic, fluid-gendered, varied generational COMMUNITY that has GREAT public transportation access to buses and regional rail. Stores, libraries, dispensaries, hospitals, schools, cafes, restaurants, museums, markets, bars, theaters, parks, thrift shops, bodegas, mini malls-EVERYTHING is in walking, biking, driving, UBER or bus distance without breaking your piggy bank.

Hill House has a lot of great features but also has several serious problems that the management has not fully addressed. I have lived here for over 10 years. The most serious problem is the air conditioning: it's really not air conditioning because it does not dehumidify the air. The previous management installed this system, but Madison has chosen to upgrade the hallways, the exercise room, the lobby, the outside, etc but they have not upgraded the AC. The office for management DOES have regular air conditioning installed. No dehumidifiers needed. Apartments do need them. Many folks use them. The other problem is that they have turned off the ventilation system. It's off just about all the time. It's easy to tell that its off when the hallway smells of garbage, mildew, cooking smells, or chemicals from upgrading apartments. Its smelly enough that sometimes I need to hold my breath while walking down the hall. To prevent this air from coming into my apartment I aim several little fans at the door. I must add that this past summer they did keep the ventilation on, but then turned it off immediately after. The smells are usually after the office is closed or on Sundays and Holidays. Even the lobby ventilation seems to be turned off during the times when the office staff is out of the building. If you don't mind these types of problems, then Madison Hill House might be a good place for you. It's a great location and the apartments are laid out well with lots of large windows. Parking is usually no problem on the street and also have underground indoor parking .

I have been living here at Hill House since 2003. The management here is second to none. They have always, without exception, been responsive to phone call, emails and in in-person requests. The Maintenance department evidently follows the same “resident care handbook.” It has always been my experience in all these years that they are courteous, professional, very good at what they do and quick to respond to maintenance requests. Each apartment has individual thermostats in each room to regulate the heating and air-conditioning. The housekeeping manager keeps the common areas spotless. I‘ve often been in otherwise fine apartment buildings where the common areas are not kept as well and I think it must feel discouraging to live in places like that. The front desk staff quickly learn new residents names and are always ready to answer questions to help you feel at home. The windows in each of the rooms are large, providing lots of light and the views from the spacious windows are beautiful — from about the 4th floor up. The Chestnut Hill community is just about the best neighborhood in the Philadelphia area. It is a highly walkable community with wonderful shops and restaurants nearby, a library, hospital all within a short walk. And we have the advantage of having five bus lines a block away and two light rail lines into the city. When the building was constructed in 1964 balconies were not added. They would have been a nice addition. Also, the microwave oven, as in many apartment houses, does not have an outside vent. Washer/dryer units in each 2 and 3 bedroom apartments is a real plus as well as 2 large size washers and dryers on each floor for extra large loads. It's been many years since I've been a renter , as I was a condo owner in NYC and Center City, Philly. Deciding to make the change wasn't easy, but coming across Hill House , I knew it's where I wanted to be. The building is impeccable,and the staff is first rate. Any issues are addressed immediately,and the maintenance staff is extremely professional and caring. The staff at the front desk is always welcoming , and make you feel right at home. All of this comes under the management of Francesca Devlin, community director.She is on top of all issues, and has a wonderful way of helping with any and all concerns. Meeting her was the reason I knew I was making the right choice in deciding that Hill House should be my new home. It's been a wonderful experience!
