Hi Nancy. Actually, you can put less down but understand, anything less than 20% will generally mean there will be an additional cost/month added to your mortgage payment. This is called PMI… basically, it is insurance for the lender in case there is a default. Additionally, in our current housing market, putting less than 20% down is generally not as attractive to a seller… here in LA, in so many areas, there are multiple offers coming in on most properties and for Sellers, less than 20% doesn’t feel so committed.
