I have submitted a application on 11/23. I spoke with Ty**** (blocked name due to privacy) in the leasing office. I was told that the only thing that they are waiting on is rental verification. She said that my leasing company emailed her stating that I did not live in the property. I called my leasing company and was told to email the compliance department to receive rental verification. Ty**** said that she would be out until Monday and will get back with me and if rental history can’t be provided a double deposit will be needed. I didn’t hear from her on Monday so I called, she asked me to send bank statements showing my checks being deposited (I sent them confused of why but I sent them). By now My leasing company (a major leasing company) had submitted rental verification on company letter head and stated that this is the only information that can be given due to privacy. The letter included my time at the property, the amount I paid monthly and that I’ve never defaulted on payments. Mind you again, I’ve submitted check stubs, bank statements and paid $260 for a non refundable deposit and holding fee. I explained to her if a credit check was ran all of this info show, my employer, rental history etc. She explained that she saw that but these documents are needed. I was told that they cannot accept the rental verification because it is not the original form sent to my leasing company. I emailed my leasing company asking if they can submit the original form from paddock village, my leasing company explain that the information given is all that they can provide. Ty***** in paddock’s leasing office ask if I could forward her that email, therefore I sent this email to her. She told me that her manger will come by to view my app and would call after business hours. No one called. I called on Tuesday around 10am and was told that her system was down and that she would call me when it’s back up. Never called, therefore I called her and she said that her manage was not in and would be in on tomorrow. I asked for the number to corporate and was given a google voice number. This process has been horrible, misleading and totally unprofessional. Never in life have I been through so much run-around.

I've lived on the property for about 4 or 5 years. I seen managers come and go. I love my townhome, I wish it was updated. My neighbors are quiet. The leasing office seems to be ok. It jus takes a minute for your concerns to be addressed.

I really enjoyed my first year here. I had the perfect mix of neighbors and we resided amicably together with mutual respect that made it enjoyable. However as years have gone by I've seen several changes in tenants and management. As long as no major issues arise it's ok, but be prepared that if an issue requires creativity to resolve there will be problems. I started smelling heavy cigarette and marijuana smoke in my unit a few years ago, which has obviously been a building wide complaint. The Lipton Group hasn't cared to resolve it nor does management have the power to make it right somehow by offering me a new unit, or perhaps an air purifier in my unit. Problematic tenants are rarely given more than a note on the door and are allowed to repeatedly violate rules as stated in the lease, so my right to peaceful enjoyment of my unit has been repeatedly violated by loud music, marijuana smoke etc... The only issues that will be strictly enforced and addressed are those that benefit the Lipton Group. Also, if you do have to interact with local level management regarding a serious issue, especially those involving money or issues involving a 3rd party keep detailed notes and if possible record any conversations and get verification in writing of anything stated right then as the current office manager, Latoya, is either truly forgetful or malicious and willing to throw anyone under the bus rather than accept personal responsibility for her own mistakes, I haven't decided which one, and she recently might as well have called me a lie regarding a conversation we had and what was said. This to me was very unacceptable and unprofessional. I'm certain that rather than admit she made a mistake it was easier to just claim that isn't what she said, So an issue that could have been identified and resolved a month ago lingered on because I was misinformed and in my opinion misled because she saw the issue at that time but didn't want to deal with it. These apartments have a lot of potential but it's kind of hit and miss depending on who the manager is at the time and who your surrounding neighbors are at any given time. Thus far Shari was easily the best manager yet and the only one that wasn't afraid to find that grey area that allowed her to utilize her power to do whatever she could as a manager to go above and beyond for her tenants and get issues resolved.

This is the WORST place to stay! Management is terrible. They are constantly loosing your rent checks, giving out your personal information to strangers and never sending maintenance to fix the rundown apartments/townhomes you are renting !!! The first day I moved in my 2yr old found drugs in my kitchen! I called the office to come get it & the maintenance guy put it in his pocket and drove off. Didn’t bother to flush it! My neighbors were always fighting, throwing parties & smoking ! So the police was always in my neighborhood.... After my 1yr lease was up I had to get away asap & when I did they charged me with random allegations of damages so that they could keep my deposit plus make me pay the water bill! I payed my water bill so that they would leave me along!!! Months later after all my bills were paid they still send my info to collections. Never would I recommend this ghetto ass place to anyone!!! OUT OF TOWNERS BEWARE!!!
