Greg Cummings has represented me in numerous real estate transactions in San Diego, the most recent being finding, securing and closing an off-market property for purchase in our dream neighborhood (Bird Rock) where homes rarely come on the market and when they do there are typically dozens of offers. Greg was able to find a property that wasn't on the market, negotiate our purchase directly with the seller, and we closed our deal in under 2 weeks. I've been involved in real estate as an investor for 20+ years and I've worked with plenty of real estate agents in that time. I've also been a licensed real estate agent in another state for over 10 years so I feel like I have a good gauge for what agents can walk-the-walk and which ones only talk-the-talk. Greg and his group are BY FAR the best agents in San Diego and I'll never work with anyone else. They walk-the-walk. The things I appreciate the most when working with Greg and his team are his/their communication (they ALWAYS keep me updated on the status of whatever deal is in the works), their expertise (they know what they're doing and they are truly experts in their field), and their honesty (the only way I can make good decisions is if I have honest and factual information, and I trust Greg and his team without reservation).

Working with Greg Cummings and Jamie Lindsay from Greg Cummings Real Estate was the best decision we could have made for selling our downtown San Diego condo! We interviewed several agents and Greg and Jamie were by far the most professional, courteous, attentive agents. Their response time to questions and concerns was almost immediate. They kept us informed continuously throughout the process. From listing to closing it couldn't have been a better experience.

The best choice I made in buying my new house was choosing Greg Cummings to be my realtor. He listen to what we wanted in a new home and gave us options the fits our needs. His knowledge of the market help us narrow our search to the right home. When we got to negotiations, he coached us on the best way to get our offer accepted. Once we had our offer accepted he (and his team) we very thorough during the closing process. It made buying a home fun. I know who I will use if I ever sell.

Fantastic experience with Greg Cummings of Greg Cummings Group in San Diego, where he helped me sell my father's apartment. Greg was a total professional with great resources and tools that made the process and the experience easy, smooth, and seamless. Extra credit for being sensitive to the fact I had just lost my father and it was a difficult time. He struck just the right balance. The rest of his team was top notch too - from people managing the close process to resources that helped prep and stage the apartment. Highly recommend.

Yes! You’re 3x more likely to win in a bidding war if you have a cash offer. Also, you can save on financing and close in as little as 8 days. If you want to be a cash buyer, but need assistance, check out these EXCLUSIVE programs we offer: All-Cash Offer Assitance & Trade-In Program - These are exclusive programs we offer our clients to give them more buying power and flexibility. Utilize the Cash Offer Assistance Program to make an all-cash offer on the home you want to buy with no contingencies. Or we can get you an all-cash offer for your current home so you have the money to buy your new home with the Trade-In Program. Ask Greg for more details! 858.717.0730

Will Increasing Mortgage Rates Impact Home Prices?

Some believe if there is a rapid rise of mortgage rates, home prices should decrease. Logically it makes sense, but is not always the case. This theory of home prices decreasing is typically discussed by future home buyers. As a buyer you would like to think if you are paying higher rates on your mortgage, you should be able to see a decrease in cost elsewhere. Unfortunately, these rates are rising because the economy is in better shape. As the economy succeeds, incomes rise, rates go up, as well as the price of the home. The housing market and price increases are affected by things like job growth and rising wages. Coincidentally, these same factors are causing the rise in the mortgage rates since people can afford to take out more. As the economy progresses and strengthens, mortgage rates and home prices will fluctuate. It is a misconception as rates increase, home prices will decrease. Advances in the economy have shown that rates and home prices will likely increase together.
