We thought we wanted to move to Eugene, but didn't know much about it beyond our memories of visiting decades ago. We cold called Kip Lohr on our first reconnaissance trip in February 2020 because we'd enjoyed his website when doing basic online research. I especially liked his descriptive summaries of neighborhoods. My wife was encouraged that he is a "relocation specialist". On this first trip, he ended up spending most of the day showing us the positives of many different neighborhoods based on our description of what we wanted. We called Kip again in Feb 2021 about one house featured online. We were too late to bid on that one, but our search started in earnest. You might know that 2021 was a crazy market. As cash buyers we were tempted to overbid at times to be competitive, but Kip helped us keep our impulses in check. As out of state buyers, we relied largely on Kip's understanding of what we wanted and the Zoom tours he gave us of homes we were interested in or that he suggested. Throughout the process, Kip continued to learn what would satisfy our wants and needs. We bid on the house we got in May 2021 without being able to visit it in person first, because we were confident in Kip's process. We had Zoom toured five or six places up until then and bid on perhaps two. As motivated buyers, this was enough. And, as mentioned, Kip's understanding of what we wanted started off good but only got better. Kip steered us to a successful bid and we got a house that we love in June 2021. Once the sale closed, help from Lohr Real Estate continued. Employees Meredith and Ryan helped find contractors for painting, refinishishing floors and landscaping to our own liking before we moved in this October. Lohr received packages for us. They gave us a handy cheat sheet about utility services. They told us about restaurants and groceries. In general, they made themselves available for any help we might need to move in successfully. We reccommend Lohr for any purchaser or seller who wants knowledgeble and efficient advice and services. We especially recommend Lohr to anyone relocating to Eugene.

We found LOHR Real Estate from an article about moving to Oregon from out of state. We were a part of the California exodus; leaving the Bay Area to find peace and No Traffic! We met with Meredith and Kip and they gave us a tour of Eugene's neighborhoods, we were going to go to Bend too but snow kept us out and we were already set on Eugene. Since we were looking for homes in Eugene when we were living out of state we would do weekend trips where we had about 1 day to look at homes. I would send Meredith a long list of potential homes and she would set up all our appointments for our day of looking. We would see 8 to 10 houses in one day, they were always scheduled perfectly apart so we always had time to look and discuss what we thought. When we didn't have the time to go up to Eugene we did Zoom tours. The zoom tours are longer but Meredith was fabulous at them! We were big on getting a feel of the neighborhood, the noises close to the home, as well as the yard and actual home. Meredith's zoom tours were so thorough that we ended up buying our home that way. When it came to bidding Meredith was very good at guiding us; whether it was having to write a letter to the seller or just figuring out how much and how to bid. Meredith is a very genuinely nice and compassionate person. I felt like she really wanted us to find our perfect home for our new start. Sometimes I even got a mothering vibe from her which was very comforting since buying a home is very business like, but terrifying. Meredith could easily relate to us since she had moved from out of state as well. I highly recommend her if you are looking to buy in Eugene, especially if your out of state! We love our new home! Prices are at record highs in Eugene, while housing inventory is hovering near record lows. That would normally indicate a solid "yes," and indeed, inventory is only likely to increase from here. At the same time, prices are still likely to appreciate from here, albeit at slower rates than what we saw in 2020-21. Still, you might need to ask yourself a few additional questions. First of all, where are you hoping to move? If you're relying on funds from the sale of your current home to purchase a new one, it could be hard to get an accepted offer in ultra-competitive markets like Eugene's - not to speak of the difficulty of finding a replacement property, period. But even though it will take some extra coordination, your dream of trading up (or downsizing) can still become a reality, even in our tight market. It will just take some extra coordination.
The answer is, it depends on you and your situation. While prices have risen to record highs, we don't believe that Eugene's market is in a bubble. The number one reason is that housing inventory is severely restricted, hovering below 1 month for the past year. Speculative investment isn't what's driving Eugene's market. Rather, quality-of-life reasons make Eugene a desirable destination for people relocating from more expensive markets out-of-state. So, while prices are high now, we don't see them dropping, apart from usual seasonal slowdowns in the winter. But inventory is also climbing slightly, so there may be more homes available - and slightly less competition - if you wait. There are a lot of factors worth discussing.
