I recommend living anywhere except Terrace View if you’re a student at Virginia Tech. My roommate and I moved into our apartment in the fall of 2021, and upon move in, the apartment was filthy (the floors and bathrooms appeared to not have been cleaned at all before we arrived). Additionally, our microwave caught on fire in the first week we were here, and despite maintenance promising to replace it over three times, they didn’t replace it until over the winter break, forcing me to use a microwave from a friend. Over the course of the school year, we’ve had more problems including a leaky dishwasher, our washing machine only working on one specific setting, and my closet door’s tension springs coming apart, making my door super loud and obnoxiously difficult to open and close. I stopped bothering to ask management for repairs because they always come “diagnose it” and then forget to fix it. And I’m sorry to say that we have one of the better apartments in terrace view. The floors/ceilings are thin and we can hear everything that happens right above us. Only thing I like here is my balcony.

Terrace View has beautiful amenities for their residents like the clubhouse, pool, and gym. It’s also in a convenient location and close to campus. The new management is great. Kenny is super helpful, attentive, and timely in his responses!

If leaving a 0 star review was possible, that's what I would leave. I signed my lease expecting a 4 bedroom unfurnished apartment and in August I found out that not only did I get put in a 3 bedroom furnished apartment which cost more, but they had split up me and the kids I signed my lease with. When I moved in, I was immediately disappointed by the fact that our TV and microwave were both broken. I submitted maintenance requests but the TV was not fixed until December and the microwave never actually got fixed. We had to spend our own money to replace these things after we hadn't even heard back from maintenance a month into the school year. To make matters worse, the bathtub in the apartment above mine had been leaking and our ceiling collapsed in March (See picture below). Maintenance was quick to come and clean up the water and set up an industrial dehumidifier which they left in there for close to a week and a half and told us to run it all the time. Three weeks passed before they even patched the ceiling which meant our dining room was unusable for weeks and our whole apartment smelled like mold. The patched ceiling never got finished even though maintenance told us three or four times that they would be coming early the next morning to finish it. When I finally moved out of the worst place I have ever lived, I turned in all three of my keys and spent three straight days cleaning the place making sure we had no reason not to get all of our security deposit back. Once I got the letter in the mail, I was very upset to see that I was billed $100 for key replacement and a very vague $75 cleaning fee. I stopped by the office to ask about these charges and was told by two separate people that there was nothing they could do about the charges and that unless I had video proof of me turning in my set of keys that they would be unable to fix the charges. I would not recommend signing a lease with Terrace View, it costs significantly more than it is worth (and there are many better options in Blacksburg for the same amount of money or less) and the experience living there is worse than the dorms where we had RA's and room checks before every break.
