We are here on Friday night and got to experience their hot dog social. That was a nice added bonus at no extra charge. Campground is clean. My daughter says this is the cleanest bathroom she has ever seen anywhere. New owners and they’re doing a great job! Will use this campground next time we are in the area.

This campground offers many amenities. The grounds are very nice including a nice river. The owners recently acquired the property which is beautiful ! Just a 20 minute drive north to Pagosa Springs but very secluded with everything you need. The owners are working hard on improvements but we love it the way it is. The price per night is about the same as Mesa Verde but you get power and water here. The WiFi is hard to beat; the best I've ever seen from any hotel nor campground.

Fantastic little RV, camping resort near Pagosa Springs. Exit right off main road, go slow or you'll miss it. Only 20 minutes to restaurants, shopping and hot springs. Nice new owners as of December 2021. Working on upgrades and remodel but very nice rural, rustic campground with rv hook ups and tent camping as well. Beautiful running small river/creek goes through the property with a small pond in the back. Pay showers and laundry available as well as cozy reck/game room with outdoor fireplace. Spots near the running river are fantastic with birds and the sound of water in the morning. Highly recommend if you're visiting Pagosa Springs area.

We had an absolutely wonderful time at this campground and we are eager to return on a future visit. The folks that run this campground are super kind and helpful. They have a really nice community area by the bathrooms (which are very clean) with a table and games. The camp sites are large and some of them, like the one we had, feel quite secluded. Our site was right by the river. It was fabulous! Indeed one of my favorite places to camp.
