I get this question quite often and there are several communities I recommend depending on what you're looking for! For single-family homes: Forster Ranch, Shorecliffs, and Rancho San Clemente For condos or attached units: Vista Pacifica, Horizons, and Presidential Heights
This is such an important question to ask when buying a home! Mello Roos taxes can significantly affect the affordability of a home and should be taken into consideration. There are a few neighborhoods in San Clemente that do have Mello Roos taxes: Talega and Sea Summit. They offer a wide selection of homes and floor plans, with excellent parks, pools, and other amenities for residents to enjoy. In addition to Mello Roos, they also have monthly HOA fees.
This is a great question! San Clemente is unique in that no matter where you live in the city, you can get to the beach relatively quickly and with very little congestion, unlike Huntington or Newport. Two of the easiest things to do to prepare your home to sell are to declutter and depersonalize. Allowing potential buyers to visualize their lives in your home will help them connect and fall in love with it that much more. Start by removing things from the counters in the kitchen and bathrooms and pack away family photos and decor. This will also help your listing photos highlight your home instead of your stuff. In today's market, I recommend getting your home listed as soon as possible as there's not much to choose from and buyers can't be picky. BUT, the market will not be like this forever. Absolutely! In all the craziness of 2020, the housing market remained strong and it isn’t slowing down into 2021. There is very little inventory on the market and buyers are desperate to capitalize on low interest rates and find a home. What about moving forward? While we aren’t expecting a crash, we can’t expect the market to stay this hot forever either. In a typical market, early spring is the ideal time to list your home and stay ahead of the competition.
