Eric was a pleasure to work with! From start to finish, my husband and I felt that everything ran as smoothly as possible throughout our home search. We were relocating from out of state and Eric was always more than willing to go view homes that we were interested in, so he could send us a video or do a live viewing of the home with us on the call. When we finally found a home that fit our specific needs, we were in a tight time crunch to make an offer and get the house closed. Eric worked fast and made it happen for us! We know that we will definitely work with Eric again for any future property purchases and we would highly recommend him.

We spent nearly a year searching for our new house. Eric patiently gave us leads during that time. Sometimes he went to the houses to make videos. We went through offers on 2 houses that we were outbid on, and for the final house his strategy for making a preemptive offer worked. He earned his commission for sure. And he was always friendly and helpful.

I would absolutely recommend Heart and Home Real Estate and especially Eric Smith. He worked very hard to find us our home and once it was found, even harder to make sure the deal went through fairly. He was a pleasure to work with and very kind throughout the entire process! Eric at Heart and Home Real Estate helped us find a home in Springfield OR when we were still living in southern California. We can’t believe how much work he did for us in order to find the perfect home in a brand new state to us. He took video tours of the all the homes we were interested in and always got them to us within a couple hours. In this very fast moving real estate market, Eric’s responsiveness and speed made a huge difference so we could move on a home as soon as we found one we liked. Aside from helping us find our new home, he also got us in contact with contractors and businesses for the work that needs to be done on the house. Eric really made this home buying process as least stressful as possible for us and we appreciate the welcoming help we received from him. Thank you!!!

Buyers & Realtors should take precautions when viewing homes in today’s real estate market. With all the advanced technology, there’s a good chance you are being recorded and/or eyes are watching you. Make sure to ask your real estate agent about what the home policies are & if the sellers have any rules they are asking viewers to follow. Camera’s on or off, you want to be a polite & courtesy guest. Also, if you have interest in a home you are viewing, make sure to discuss any prices or negotiating terms away from the home (in case there are recording devices).

A buyers credit score has a huge impact on what their monthly rate & payment will be. A score of 780+ is ideal for the best rate & loan option. Debt to income also plays a factor in your loan financing ability. If you have credit card balances, you should pay them off, or at least pay them down to about 20% of the maximum amount you can borrow on each card. This will both improve your DTI (debt to income) ratio, and possibly improve your credit score as well. You can purchase a home with as little as 3% down, but it will come with an added monthly obligation called: mortgage insurance. To avoid mortgage insurance, 20% down is typically what a lender wants for down payment. If in a bidding war & competing against other buyers, the more the down payment, the stronger the buyer "looks" to many sellers.

Buyers should definitely explore lenders & interest rate options. We recommend talking to 3 – 4 lenders. The tell all rate is the APR (annual percentage rate), which factors into it the costs associated with the loan. Just remember that rates change daily, so an APR on Tuesday can look different than an APR on Thursday. It’s a good idea to compare rates & fees on the same day.

Sewer Scope: We also recommend a sewer scope as they are relatively low in cost to have inspected, vs. the high costs to do repairs should there be any complications or issues with your sewage drainage. 3.
