Be prepared to pay an extra $1000 when you move out for a carpet replacement regardless of the condition. If you read other reviews you can see proof of this. I had a pre move out inspection with the property manager who said they would only be charging people if there was visible damage to the unit… I kept my home extremely clean intentionally so that we wouldn’t be charged ridiculous amounts of money moving out and we still were. They are charging people for marks left UNDER the carpet so make sure you never spill a glass of water here, it’ll cost you a grand. The cheap blinds will cost you over $100 and there’s absolutely no possible way of keeping them intact because every time you open them one will snap off. These apartments are cheaply made and overpriced and they will nickel and dime you on your way out. They won’t do anything to work with you with these charges either. We had a 13 month lease here and had numerous issues with our refrigerator which caused us to lose hundreds of dollars in food over the course of a few months until they finally decided to replace it. The walls are extremely thin and you will hear absolutely everything from all sides of the unit and the hallway doors slam and shake the building whenever someone comes in or out. There’s no where for packages so they’ll just be thrown in the hallway regardless of what floor you live on so anyone can just pick it up and walk away. Our car was broken into in the parking lot and nothing was done about it as well. I do not recommend Cobblestone square to anyone in the Fredericksburg area.

We recently moved here , and so far it's been pleasant. We are in love with our new apartment ,the layout ..it was super clean, everything works properly. Hope Taylor has been such a huge help from the moment we applied ,she responds to my emails so quickly and helped us move in quickly which is great because we didn't have much time left to find a home. Parking could be a bit better ,if you come home after 5pm you will not get a spot near the entrance ,always keep your sticker on the front of your car ..I've seen someone get towed already. Other than that we have no complaints so far. We are a family of four (toddler and newborn ) 😊

I can’t speak for anyone else, but we just moved into a 3 bedroom 2 bath on the top floor and it’s AMAZING! We lived at seasons at celebrate for 7 years and I thought that was a nice apartment.. this is so much better! The amenities are so nice. Whirlpool appliances. The kitchen is absolutely gorgeous and real wood cabinets (as opposed to seasons and the silver apartments which are particle board painted)... the tile floor in the entryway, bathrooms, and kitchen is gorgeous. And SO MUCH ROOM! I am literally in love. Leasing has been incredible and I plan on living here 2-3 years. Idk if it’s because I’m in a corner unit on the top floor but I’ve yet to hear my neighbors and it’s been a week. I’ve seen them in the hallway but I haven’t heard them yet which is so nice. So my advice... check them out. I couldn’t be happier. Nicest apartment in downtown by far

Pros: Within walking distance of Downtown Fredericksburg and the train station; modern apartments with newish appliances, high ceilings, and built-in laundry; a courteous and professional leasing office that is generally responsive to residents' problems Cons: Lots of nickel and diming (one example of many: $32 is added to your "base rent" every month for pest control and "valet" trash service, which you can't opt out of). I've also added a recurring issue where the security alarm in my building will go off in the middle of night for no reason. I lose sleep about 2 nights a month because of this, but the property manager and leasing office have taken no action, alternately ignoring my complaints or claiming they have no control over their security contractor UPDATE 1: I reached out to the customer care team, and whatever they did or said prompted the leasing office to find a new security contractor. I'm happy to report that I've had no security alarm issues since then, so I'm bumping up my rating from 2 to 4 stars. UPDATE 2: The property manager and leasing office lied. I'm still having this issue, and now they're not even bothering to shut off the alarm outside of business hours. Never again will I stay at an MAA owned property.
