I echo what many reviewers have said regarding Redbank. I would give 0 stars if I could. The prices are outrageous for the environment in which tenants are expected to live. I have attached photos that were shared with the corporate company managing the community and they do not feel there is anything wrong. This is AFTER a sump pump installation, so you can imagine how frustrating and unhealthy this is as you can see the standing water and a separate area of mold developing from all the moisture. I also sent corporate a video of the neighbor’s laundry water backing up from the drain, which was preceded by sewage backing up as well. Again, they see no problem. DO NOT give your money to this establishment. They also are using false advertising in the floor plan images they use on their website because it it appears the basements are finished basements. Clearly from the pics I have shared, the basements are far from finished, which created a whole separate issue upon move-in regarding space for our personal belongings purely as a result of their deceptive marketing. I am an educated healthcare professional who has not asked for anything special or unrealistic and have been forthcoming in order to allow them the opportunity to correct the problem. I am in my 40s and I have NEVER had an experience worse than this in any apartment or townhome in which I have lived. It’s a shame and I am disgusted as much by the lack of concern as I am the physical state of the building in which we reside. Next stop for me due to this complex not being ethical and failing to do THE RIGHT THING is the health department, Better Business Bureau, social media, and and maybe the news outlet that has already covered the shenanigans of rent increases forcing people to the street. #boycottredbank #spreadthenews

Asking $200 upfront seems like it’s illegal. Then a $55 application fee? Also they’re spamming craigslist, making it difficult to find legitimate rentals. I’ll be reporting them for predatory practices. Then they accept section 8 but their rates are over what’s considered market rate. Perfect example of how corporate greed is destroying families who need housing.

I have been living here for 3 years now and my kids and I finally feel like this is home! Yes I think the rent increase is a bit much and yes I do agree with alot of people that have made some bad reviews on here..however housing is very hard to come by and people are really struggling right now. So I am just grateful that I have a roof over our heads. I really like the maintenance staff and the Timely Mana in which they work. If I could complain about anything other than the high rent and the constant fees for stupid stuff I think the office staff needs to communicate and be on the same page more. Also speeding is really a dangerous issue in Red Bank Village. Maybe speed bumps would help considering all other measures have not worked just saying. Also maybe having a cheaper any easier way to get rid of unwanted items would be helpful. I know I am a single mom and can't afford alot to get rid of stuff. So if we had a cheaper or easier way to have items removed there would not be so much stuff stored on the side of the road or piled in our basements. As a community we should help each other. That is just some ideas

I wish I could rate this place with zero stars. Not only did the rent increase every year, between $50 and $500, but they really do not care about their tenants. If we renewed our lease this June, our rent would have jumped from $2000 to about $2500 for a 3 bedroom, 1 bathroom and about 850 square feet. They will threaten you with eviction if you have your kids’ play equipment on your lawn, but do nothing about large numbers of cars blocking whole streets or being parked on the grass. It took them over a month to respond to our reports of cockroaches because they forgot to put in the work order. After that, it took 2 months of us removing everything from the apartment every two weeks for cockroach treatments, and over $1000 to rent equipment and storage space while treatments were being done. We would sometimes receive notice of a treatment as soon as the day before it was to take place. We then had to live out of plastic totes for the remainder of our lease because we didn’t know when we would have to repeat the process. They require a 60 day notice to move out, and make verbal deals with people who cannot afford to pay for two rents simultaneously, and then go back on such deals to cash in on every last penny they can get. Not to mention the $100 fee for not mowing your lawn properly and the convenience fees they charge to pay your rent on their resident portal. I do not recommend this housing company to anyone, and I sincerely hope this review prevents people from making the same mistake we did. These people are not trustworthy.

None now the south Portland Police took care of the one that was there Redbank Village and Liberty Commons absolutely do not allow that and when it is found they are discharged like anyway you can't watch everybody all the time and people are entitled to do what they want in their homes and if it's illegal they get discharged
