The whole place looked slovenly. The carpets were stained and badly in need of cleaning. The bathroom still needed sweeping. Half the lights didn’t work, and the deadlatch on the door was broken. The smoke detector needed a fresh batter and chirped loudly every 30 seconds. First, we requested that the battery be replaced. The desk attendant handed me a new battery. After he inspected the room to verify our complaints (which we did very politely), he told us that the maintenance man would be in tomorrow morning. Since we were leaving early in the morning, that didn’t help much. He couldn’t get the lights to work or the door to lock. We requesting another room, hopefully with working lights and a lockable door. He called the owner, who refused to give us a different room. At that point I asked for a refund and drove next door to a Holiday Inn Express, very accommodating and a much nicer and secure room for not much more. This ends my curiosity about budget hotels, and also very disappointed in Tom Bodette, but I think even he gave up on them.

I gave three stars overall due to having read that the more honest reviews tend to give three stars. Wound up having to stay in town due to having some work done on my rv, stayed here due to its convenient location less than a mile from I-380 and right at the corner of 33rd and 6th Ave. The GM April runs a firm yet reasonable crew, which is good considering those who hang around (non-guests...even some of the guests). The staff definitely earns their money, and are willing to help out if needed. If I'm ever in the area again, this would be the place due to the affordable pricing. My biggest concern for those who aren't familiar with the area would be, it can be active in terms of police assistance. Either those trying to overstay their welcome, to potential drug bust, etc. In my opinion, those are things you deal with living in the bigger cities so as long as you respect the hotel and be mindful when the officers show up, it will respect you back.

Positive: Overall value for price paid. Room seemed to be recently updated with furniture. Really liked the accent lighting coming from behind the bed's headboard. Accents lights had switches on both sides of beds. Staff friendly and accomodating. Negative: The in the wall HVAC was an older model. It had no auto shutoff or turn-on functionality controlled by temperature setting. Bathtub had what appeared to be rust or other damage by the drain. Critical and compliments were shared with am staff.

Management was sharply dressed and very professional, they knew what they were doing and communicated clearly, a step up from most sub 50 dollar a stays. We were pleasantly surprised when we walked in the room it looks like they've remodeled fairly recently. Clean attractive rooms and decor. We had a microwave and refrigerator and there were a couple of usb charging ports at each end table. One caveat: They do allow pets so there can be some barking in the halls. All in all probability the best room I've ever had at that price point.

They let me check in at noon but I called ahead. I think it depends on rooms available.
