Management is awful to work with. You cant talk with any of the managers except via email. Many apartments are infested with cockroaches and the apartment complex has been reluctant at solving the problems. Amenities are "closed for service" regularly but both pools and both hottubs are rarely ever clean with hair, bugs, and linking of the pool chipping into the water constantly. Hallways are rarely cleaned, especially after fecal matter and puke is left in multiple hallways and staircases. Parking security is quite terrible as multiple cars have been broken into multiples times with no repercussions or liability on the complex itself. They have gates installed for the garages but they have been inoperable the entire time I have lived there. On top of that, a good number of the doors to the buildings are not secure despite requiring a key fob for entry; just about anyone can walk into the buildings which is an extra cause for concern regarding security. Considering the price of rent, all of these problems should be taken care of pretty quickly yet they aren't even touched on. Would not recommend moving in.

I originally got placed into an apartment with a roommate who was aggressive towards me and the staff weren’t super willing to relocate me to a different room for safety reasons until I got the police and a lawyer involved. I eventually got relocated and have such a good experience since then. I believe that they have had a change of staff since then and they are trying their hardest to create a clean, safe environment for everyone. I would definitely recommend living here and have been very grateful for the supportive staff and the security guards. I thought I was going to have issues with the homeless and/or with noise, but neither have been issues so far! Very thankful to live here.

I recently just moved out for a little pace closer to work. But! I absolutely love 13th and Olive 🫒. Beautiful apartments, definitely affordable for those whom can’t afford 1500$ or more for a damn apartment. This spacing in the apartments are great, not to small not too big. The office employees are amazing as well, kind, respectful and actually listen to you when you have concerns Or questions. I definitely recommend this apartment complex for anyone wanting to move out and be in there own ❤️

I satisfied with living in 13th&Olive since I have my own bathroom, I have a big window and I have friendly roommates. I already renewed my lease with 13th&Olive cuz’ I feel comfortable in here. The prices are also great, I paid $624 with furniture but if I renew lease, next year I just need to pay around $600. Good deal!! Also my apartment is located in downtown and near bus station so It’s convenient for me to go everywhere. Staffs are friendly and helpful. Still have the thing I hope 13th&Olive should improve is make the hallway cleaner since there are a lot of trash and dog urine in Olive Building. Also, for recycling trash place, it’s only located on the first floor which makes residents less recycle trash and just through recycling trash in the normal trash room. I think it’s better to have recycling trash room (or trash cart) each floor, it will motivate people recycling trash.
