Up and down. I called the office last week at ten to six, and nobody ever answered before it closed. Usually they're very polite and accommodating. On the other hand I've had very good experiences with maintenance, once same day service. But one time they took to weeks to respond! On the whole, I'm very satisfied with the Villas.

Been here a long time but I’m really disappointed with the dumpsters constantly overflowing (there needs to be more scheduled pickups) and bags left all over the ground. There’s too many fees on the invoices such as an ‘administrative fee’ (for what??) of $5 per month per person times 100s of residents, as well as a fee of over $20 each time if you pay your rent online through the portal and they still charge the ‘administrative fee’ on top of the $20, additionally I hardly use water at all but pay over $30/month for it. The jacuzzi near the office is often not hot enough and the pools are often dirty in need of skimming and brushing and cleaning. The cool deck and chairs around both of the pool are old and need updating to make it more aesthetically appealing to be at. The landless capers don’t know how to trim the bushes properly they all look bedraggled and misshapen. The current office staff at the lease center are friendly and responsive so that is a positive. However good luck getting answers from management at the main office in regards to trying to negotiate your lease or to get any answers to all the fees. For all the fees charged here it’d be nice to see at least some of that go towards upkeep and the amenities which need serious help.

First and foremost I can't say enough positive things about Oscar in the leasing office. He is extremely professional, courteous, and knowledgeable. I have found him to be extremely responsive to any questions and or concerns one may have and explains complex concepts in a simple and digestible manner. Living in a multi-unit complex you can often feel like " just another tenant" but not here at The Villas at Montebella. It is overly apparent that resident satisfaction and comfort is at the forefront and I am happy to call this place home. I checked out the reviews before applying and like most of the big apartment companies there were a bunch of reviews from past upset tenants. I'm definitely glad I ignored those reviews. Everything in my apartment is pretty updated inside, I have a storage on my patio, and they give you a free parking spot with your apartment. The place I moved from made you pay extra every month for parking and didn't even have storage as an option so these were dope surprises. The complex is super clean and there's 2 pools. Definitely would recommend
