Was a decent place to live, until I went to move out. They charged me a whole months rent when I didn't put it a "notice to vacate" in time. 60days advance notice. Mine was 57 days. Then, they charged me for a stain in the carpet that was not there when I lived there. $500 extra. This a money hungry place. Avoid at all costs.

I've been living here for the past 3 years, and I can easily say it's been the best apartment living experience I've had. It's close to the bike trails, within walking distance to a Target (which has proven to be both a blessing and a curse), and right off of 71, which has been super convenient for my commute. During the few times I've had the inevitable issues with appliances malfunctioning, management was incredibly quick to respond and went above and beyond to make things right. I would highly recommend this complex to anyone looking to live in the Cincinnati/Lebanon area.

A really amazing place. My wife and I have been living here for five years and just signed for another two! Originally I moved from far away after a promotion was offered to me, and my wife and I have built our relationship and lives in this apartment Mecca. This is a great gated community which is in a growing area. Those who are lucky to live here during the pandemic housing shortages really have it made, as it is right in the middle of everything—South Lebanon has grown drastically from a little village to now almost a city in the time I’ve been here! You have all the amenities you could need around the corner—Target, Chipotle, Kohls, and counting. You have reasonable rent prices and legacy discounts to encourage people to stay. You have a nice little gym with the most modern equipment. You have a nice walking path and a GREAT, NEW private basketball court! You have RESPONSIVE and FRIENDLY maintenance staff! You have a GREAT apartment management team! You have modern appliances, a great property and a sense of pride when you either drive (or stay) home for work! There are many people that stay here from out of the country or out of state, so it is a great opportunity to make lifelong friends as well. At the time I’m writing this I believe this apartment complex is full, so I’m not even recommending you move here at this moment—I guess I’m simply expressing my gratitude (or bragging) about how happy I am here! If you’re trying to ride out the housing market like we are, this is the best place to do it. We decided long ago that we wanted this to be the last place we rented before buying a house, and we have not wavered from that decision. Oh and one more thing…PERFECT location. Cincy/Dayton is already the best spot in the country for road trips due to proximity to other cities in one day’s driving distance. You can get to ANYWHERE from here, easily! Indy? 2 hours. Columbus? 1 1/4 hours. Nashville? 4 1/2. Atlanta/Charlotte? 7. Detroit? 4. Destin, FL? 10! You get the point. Affordable, Beautiful, Friendly, Welcoming, and though the property is going on 13 years old, like Madonna it has shown no signs of age due to it being so well taken care of by its residents who love it just as much as I do. If you’re lucky enough to do so—come join the fun.

I will be coming up on my year of living at Watersbend apartments October 2021 and I can not say enough about how the entire process of moving here and living here is phenomenal…it is very peaceful quiet and clean. Anything that I have ever needed there was someone at my apartment the next day to fix it. My washer wasn’t working and they had a brand new one shipped to me and installed. I was cleaning the kitchen and stepped on the stove and broke it….they replaced it literally right away…the management here is 100% a great manager and knows what she is doing. The maintenance people are on point. Pool is clean always..workout room is really nice and clean always…tanning bed broke from old age as most do and it’s been replaced….YOU WILL LOVE LIVING HERE!!!!!!!!!!!
