With a high credit score (above 700ish and the exact number does fluctuate) you will probably qualify for the best rate. Credit Scores are not the only factor in qualifying for a loan. Your debt to income ratio is also a major factor in determining how much you can borrow. *Shop for mortgage rates within a 30-day period. Your score won't be "dinged" for talking to more than one lender in this window because the system understands you are shopping. Too many spread-out inquiries can lower your score.
Homes that are staged sell faster and for more $ than those that are not. A home should be compelling, yet neutral enough for a buyer to imagine themself living there. You want many people to look at your home, and the most highly visited homes are those that look beautiful and clean in photos. (This takes effort and a bit of expertise to achieve!) More visits translate to multiple, and better offers. If you cannot stage because you are still living in the home, make decluttering and freshening up a top priority. If you can stage, the cost is based on the size of your home, how many rooms you stage, and who you choose. A rough estimate of starting point is $2000. When you see how fabulous your home looks and what it sells for, you will likely be very happy.
Sometimes the real estate apps can be pretty accurate, but there are things that computers just cannot take into account, like the overall condition of your home, your street, a kitchen remodel, new roof...The most accurate analysis will be when a professional who sees hundreds of homes a year can evaluate in person.
