I recently hired evergreen for installing a new roof. My experience with evergreen was excellent from beginning to end I.e. getting a bid, scheduling, getting all my questions and concerns addressed, execution, and wrap up. Alex did an amazing job giving me a quote and dealing with the details of the project and special requests. He is professional and easy to work with. He takes his job seriously and meticulously. Albino and the crew were very efficient and skilled. They did a great job cleaning after them and prepping before the project started. The roof looks great and is well installed. I am happy with the quality of work and in general the job they did. I will recommend and hire them again for my future projects.

Finished up a bathroom remodel and bathroom addition to our home - just WOW. Evergreen continues to impress with their ability to stay within help us beautifully design within a certain budget. Especially during COVID, dealing with kids, and cats, renovation is not a fun thing. They worked with us in sealing off the areas, clearly communicated what was going on, and stayed committed to hitting schedules. They almost made the remodel fun/easy, which it never is. Evergreen also has some of the most friendly and thoughtful people in the business. We now have two new bathrooms that are just amazing! We will for sure use Evergreen for our next home improvement project.

I don't even know where to begin. Kayed and his team were NEXT LEVEL amazing. We started with a 2 bed 1 bath typical SE Portland home.... and they turned it into a 3 bed 2 bath oasis. I feel it necessary to mention that this project took place while I recovered from having a baby and cared for a newborn. One would think that the combination of construction and baby would be a nightmare - but it was a dream. As my partner and I discussed, when the project came to a finish after 4 short months - "what project can we hire them to do next, and man will we miss seeing them and having daily check-ins". They're efficient, clean, incredible communicators, honest, accommodating, immaculate attention to detail, and incredibly current and relatable in their approach to design. I can not wait to work with them again as soon as we're ready to redo the kitchen. I feel as though Evergreen became a part of our family, what a gift to have had the opportunity to work with them.

Kayed, Sarah, Brian, and all of the Evergreen crew just completed our kitchen remodel (see pics below, and pardon a few leftover birthday decorations) and first floor re-flooring project. Evergreen was a pleasure to work with. My wife and I were completely new to designing and remodeling, but knew that it was time for us to do some updates. What was completely overwhelming in the beginning proved to be one of the best decisions we’ve ever made. And Kayed and his team made it a truly wonderful experience. They were completely transparent, clear and precise on timeline and the smallest details, and were willing to go the extra mile to communicate when things were uncertain and challenging (supply, weather, etc). Kayed was always honest and never failed to be on-site during the most important moments of the remodel as well as when we had important questions that needed better visualization, even though we live quite a distance from Portland. We were amazed at the great care that he took not only navigating the remodel of our home but also being sensitive and flexible with our roller-coaster family life (4 young kids) in the midst of all the work. He’s truly a master at what he does. Sarah took so much time with us and made the design details seem much less daunting. Her keen sense of the simple but open and beautiful turned out better than we ever imagined. We were very impressed by her. We had such a great experience with the Evergreen team that we’ve decided to gear up for the next phase of our home makeover.

Questions & Answers

How much time is my remodel going to take?

Evergreen Renovations & Roofing | Jan 19, 2022

Always ask your contractor for a projected timeline of the project. Depending on the needs of your project you could be waiting for permits, or inspection to occur. In other cases, you could be waiting for fabrication to happen, such as building custom cabinets.

Does law dictate that I need an architect to remodel my house?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

Always check with your local building department or contractor for the best answer. In most communities, an architect isn't required, however, some urban areas will require an architect or engineer to sign off on your plans.

What kind of permits, if any, do I need to remodel my home?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

Usually, you will require a permit if you are changing the structure of the home. This includes remodels like altering the roofline, adding a sunroom, or putting in an indoor fireplace. Remodels that focus on aesthetics, such as putting in new flooring or new fixtures like a bathtub, that don't alter the overall structure of the house typically don’t require a permit, but always double-check with your contractor.

Should I remodel my investment property?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

The best way to approach this question is to consider the average rent in the area of the property, the potential tenants that would rent your property, i.e. college students vs a young family, and the overall aesthetic and functionality of the property. As an owner, you want to make sure you don't overprice your prospective tenants out of your property by adding unnecessary or expensive remodels.

In what order are houses typically remodeled?

Evergreen Renovations & Roofing | Jan 19, 2022

Most home renovations will follow a similar workflow. Generally speaking, demolition comes first which includes stripping out and removal of old appliances, walls, flooring, and fixtures. Next comes structural work which includes sub-floors, foundation work, framing, adding drywall to ceilings/walls and basic plumbing/wiring is then installed. Windows and doors could be added at this point as well. Next up comes plastering and flooring installation. Plumbing, heating, wiring, and lighting are all then finished. The final steps are the bathroom and kitchen fit-out, which can include the installation of lights, sinks, cabinets, and backsplashes.

How Can I Find the Exact Location of a Leak?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

When dealing with leaks it is important to keep in mind that water wants to find the path of least resistance to travel, which means that your leak could present itself in parts of your house that aren't close to the actual leak. One solution is to go into your attic or crawl space with a flashlight the next time it rains and try to trace the leak. Visible signs, such as pooling water or damaged drywall/building materials should be present. However, this isn't always effective due to walls or other physical obstructions blocking your view. The most accurate way to track the leak is to have a professional come out and access the leak.

What Causes a Roof to Wear Out?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

Most damage that a roof will take on is the direct force of nature. Severe weather, including typhoons, haboobs, hailstorms, snowstorms, and tornados contribute to the degradation of a roof. Algae and mildew, as well as sunlight, can also be a source of roof damage.

Can my roof be repaired or does it need to be replaced?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

One of the big questions to ask is the age of the roof. If a roof is older than 15 years it may be time to contact a local contractor to inspect your roof and give their recommendation on how to proceed. Generally speaking cracked, broken and curled shingles can be replaced individually and are often the cause of issues like leaks. Roofs with widespread issues are more likely to need replacing, as the whole roof system may be compromised.

Will a new roof lower my energy bills?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

If your roof is old and underperforming, roof replacement can help lower energy bills. Ideally, an attic should remain close to the outside temperature, but overheating in this space during the summer is a sign of inadequate ventilation. This inadequate ventilation can cause an HVAC system to work much harder than necessary. A new roof helps ensure that your HVAC system can work properly and keep stress off the system causing more power to be consumed.

Should I replace the shingles or the entire roofing system?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

Your roofing system is comprised of several layers, all performing a different function. Generally speaking, replacing the entire system is the best route for improving the roof’s performance. The different layers of a roof can include leak barrier protection, sythetic roof deck protection, starter strip shingles, lifetime shingles, and ventilation.

Can I replace my roof myself?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

In short no. There are projects which can be completed with a DIY mentality, however, due to the dangers of working on ones' roof, completing a roof replacement yourself isn't something that should be attempted. Not only do thousands of Americans die annually from falling from roofs, but you could be violating your roof's current warranty which could wind up costing you down the line.

What is the best time to replace a roof?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

Weather typically plays the largest factor in timing when to get your roof replaced. While contractors work year-round, factors like snow, rain, ice, and sleet can impact how quickly roofers can safely and effectively get their roof finished.

How much does a new roof cost?

Evergreen Renovations & Roofing | Jan 19, 2022
Evergreen Renovations & Roofing | Jan 19, 2022

There is no straightforward answer because every roof is different. Roofing contractors consider a few factors when pricing out new roof installations: size, old roof removal, style, shape, materials, and labor. In addition to these factors, your roof could include other features like chimneys, skylights, and vents that need to be factored into the cost. The longevity of your roof will depend on its materials, its installation, and its ventilation. Weather conditions may also impact the life of your roof. A well-constructed roof can last between 12-15 years. Depending on the quality and type of shingles you chose and the underlayment of your roof, that number can go up to 30 or more years.

How do I know if I need a new roof?

When assessing whether or not to replace your roof the first question that should be asked is "How old is my roof?". Most roofs will last around 15 years but signs that it is time to replace your roof could include: holes in your roof, missing or damaged shingles, or leaks.
