I've lived at Redwood Acres Apartments for 4 years. It has been an enjoyable experience. Julie the Property Manager is a dream. She is accommodating and caring. The Maintenence people are quick to fix any problems. Plus Julie and Maintenence are very friendly. Landscaping is done weekly so the grounds always look nice.

I’m one to look at reviews and I honestly do not understand why there is so many ugly ones on here. While I understand some of them are move out fee reviews and I haven’t been in that position because we just signed our third lease here I do have to say Julie in the office is simply amazing! Every time we see her she is always smiling, when I go into the office I always have at least my youngest child with me and she interacts with her and almost always has some sort of goodie for her. Julie has been here since before we moved in and I’m so happy. She is more than helpful. The apartments in general outside are very clean, way to go maintenance! In the two plus now years we have been here we have not had one single issue. I’m not sure if we got lucky but we have some awesome neighbors too. All of them are sweet and we love catching up. Thought I would share my opinion of this place and put some positivity on this review page! Keep it up Julie! You are wonderful!

DON'T MOVE HERE!!!, RENTERS BEWARE! Don't fall for the special 1st month free when it's offered. Read the reviews on Apartment Review of this property and other tenants gouged on move out costs and on top of that it was a living hell! Read another review where a tenant was charged $2700.00 on move out. Must be nice to use move out costs to upgrade or bill a prior tenant for it, shady!!!! Dont sign nothing with Redwood Acres, read the fine print and contract language and look around for other properties FIRST and ask questions before your decision. Worst experience EVER!!!. Upon move out I shampooed the rug, spent $58.17 on supplies at Home Depot and took care of paint of areas, bought new covers for the stovetop, the place was spotless. Pre move out inspection done and was told it was clean and blinds looked brand new. We are not liable for any fees for normal wear and use according to RCW rule in Washington State in regards to deposit deductions and unit was spotless upon move out. They charged me $250.00 for cleaning and painting. Somebody is profiting on these fees charged to us as a previous place I lived only charged me $60.00 on moveout. I have had my trash pulled out of the bin when dumped and ripped open and rummaged thru, and yet we pay trash fees every month at Redwood and as tenants we are going out there to pick things up of ours that were ripped open and taken out of the trash bins. Unbelievable!!! On site office has a habit of not promptly returning phone calls nor emails, either you have to send inquiries multiple times or you have to contact JMW and yes, I agree with other reviews that the office is not always open at times listed. Management has been a constant turnover on this location, another manager as of recent also is no longer there. See the pattern? Saying sorry to tenants after the fact is pointless. We pay for occupancy of a lease, but yet are we getting our monies worth with all endured??!!! and I also will agree with other reviews on move out costs in which I was already forewarned of, they were right. The fees on move out is inflated and we are being ripped off. Maybe we should call around to find out how much it really costs to see how much we are being gouged, must be nice to just check off fees to tenants on moveout when everything was spotless on moveout. Other tenants reviews only validates the issues with managing the property and the fees. There was nothing to clean but charge us $150.00 and another $100 to paint, paint is already on the property like most properties maintenance people have, last property I was at, maintenance poured the matching paint in a container for a tenant to do small touch ups for FREE at no cost to you. Not at Redwood Acres!!!! what a ripoff!!!! I have seen pillars shifted on the building I lived in on the ground level, they don't powerwash areas that are filthy to maintain areas that needs a powerwash, I have seen a hairline crack from one side to the other in the cement on a second level building, water trickling down from the 3rd level to the 2nd level when it rains hard. When there are hairline cracks of a buildings structure, it is normally a sign that the foundation has shifted or moved, no safety inspection that I am aware of or notice of these structual issues. There should be a safety inspection done to ensure the safety of the structure. Not a peep from mgmt. Other places will not charge you cleaning fees if it was inspected and clean throughout. Maintenance from other developments will provide tenants thru other management companies for free to assist with touch ups thats onsite so beware of renting here and if a property does not put safety first, dont consider it. With Redwood, if you want an issue addressed that they havent remedied and advise JMW and Redwood you will withhold your rent until its addressed not only will they tell you you still have to pay and not remedy the solution but they will assess you a late fee plus give you a 3 day notice to vacate thats how unscrupulous these people are and are not concerned of tenants issues.

the management in this place is a joke. constant turnover. the office is frequently closed during posted open hours, so trying to get your packages is a nightmare. currently the whole office staff is apparently on vacation at the same time so the office is closed for a week with a number to call if you need assistance but the number is their office number so you only get a voicemail that they wont return calls to. and this happens to be the week that rent is due so good luck getting any problems with that sorted but even though they wont be back into office until after the late day, they will still be sure to charge you even if it was their fault. they give you notices on your door that are dated weeks ago then blame you for not having stuff returned on time. they dont update their info right and keep their data up to date. they denied me a third parking permit (though we have three adults on the lease) but I know some of my neighbors have more than 3 permits. parking enforcement is spotty and give tickets to some cars that are in violation but not others. the parking lot itself is so badly unkempt that the lines for the spaces are almost impossible to see. they've been promising to fix that for 2 years now. just garbage. and if you complain, they will argue with you about how your complaints are wrong!
